15 Airbnb Management Companies in Thailand (August 2026)


15 companies manage short-term rentals in Thailand for third-party owners, and every one was read on its own website before it was listed. 5 of them publish a rate, which is a higher share than either of the other markets we track.

Before any of that matters, though, there is a law to understand. It is the reason Thai management looks different from management anywhere else.

The Hotel Act decides more than the Airbnb fee does

Under the Hotel Act B.E. 2547, accommodation let to transient guests for fewer than 30 consecutive nights is a hotel business and needs a hotel operating licence. A standard condominium unit does not have one.

Enforcement has been inconsistent and varies by building and by district, but the exposure is real, and it falls on the owner. This is why the Thai market has two shapes of manager that barely exist elsewhere: those who work only in buildings that already hold a licence, and those who sell month-plus letting so the question does not arise.

Ask any Thai manager which of the two they are before you ask what they charge. A cheap commission on a letting model your building cannot legally support is not a saving.

The range runs from 7% to 20%, and the low end is genuinely low: Property Management Phuket publishes full service from 12%, which is the cheapest published full-service rate in any of the three countries in this directory. For comparison, the American norm is 20-25% and most US companies publish nothing at all.

The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.

Two of these rates come with a detail worth more than the number. TananBnB takes its percentage after the cleaning fee rather than on gross, which is a materially different calculation.

And it publishes its own increase in advance – the rate goes to 20% when the company rebrands as Venture Living, with existing contracts held at the current rate. Nobody else in this directory tells owners a price rise is coming.

What the percentage does not cover

My Thai Buddy is the only operator here that publishes the full arithmetic, and it is worth borrowing as a checklist. Its 20% excludes cleaning at 800-1,200 THB per turnover, one-off photography at 2,000-3,000 THB, and repairs. On a condo booking 50,000 THB a month that is 10,000 THB of commission and 6,000 THB of cleaning, leaving the owner 40,000.

Run that same sum against every quote you get. A 12% rate with cleaning, linen and maintenance billed on top can cost more than a 20% rate that includes them – which is exactly what Lofty Phuket argues when it says most Phuket companies charge “more than 20% + additional costs”.

Why several Thai Airbnb managers also sell you a visa

It reads oddly on a management site until you notice who owns the stock. A large share of Thai condominiums are held by people who do not live in Thailand, and the practical problems of owning from abroad do not stop at the property line.

My Thai Buddy sells visa extensions, 90-day reporting and document support alongside its 20% management, and describes its clients as expats with investment properties and overseas owners. That is not a bolt-on: for an owner who visits twice a year, the manager is often the only person on the ground.

The sharper version of the same problem is staff. Mr Property Siam states that its housekeepers, gardeners and security are vetted and work-permitted. In Thailand that is not boilerplate. Employing people without permits is an exposure that lands on the property owner as well as on whoever hired them, and it is the kind of thing a cheap quote quietly leaves out. Ask.

The guarantee models, and what they actually cost

Two operators here offer a fixed monthly income instead of a commission. Property Management Phuket calls it a Net Guarantee and says it is the only company on the island offering one; MyBnbFactory calls it a Monthly Rental Guarantee and takes full operational control in exchange.

The trade is the same in both cases and it is worth stating plainly: you swap the upside for certainty. The operator absorbs the vacancy risk and keeps whatever the property earns above your fixed payment. In a market with a sharp season – which describes most of Thailand – a good year under a guarantee pays you the same as a bad one.

That can be exactly right for an owner who needs to forecast a mortgage, and exactly wrong for one who bought for the yield. What it is not is a cheaper version of management, and it should never be compared against a percentage as though it were.

What the market data says

Two of the companies here publish sourced figures rather than their own, which makes them worth repeating.

Samui Property Group cites Airbtics for February 2025 to January 2026: a median 66% Airbnb-channel occupancy on Koh Samui, a nightly rate of 5,188 THB, and median annual revenue of 1.26 million THB.

It also does something no other operator in this directory does – it argues against hiring a manager at all for owners letting only four to six weeks a year, on the grounds that the fee outweighs the benefit at that volume.

Phuket Property Manager publishes the range an owner should expect to be quoted: a fixed monthly fee for long-term letting, or 20% to 30% for short-term stays. Hold that against what its own neighbours actually publish – 12% to 20% – and the useful conclusion is that the quoted norm and the advertised norm are two different numbers in this market.

Bangkok

The market where the Hotel Act bites hardest, because almost all the stock is condominium. Managers here either work in buildings that hold a licence or sell month-plus letting instead, and which of the two they do is the first thing to establish.

Phuket

Villas rather than condos, and the only place in this directory where full-service management is published below 15%. Competition on the island is dense enough that operators advertise against each other on price.

Our rates are the same in every market, which is the point of listing them beside everyone else’s. Compare them against the Portuguese operators and the American ones if you hold property in more than one country.

The month-plus model, and why it exists here

Two operators on this list do not sell nightly letting at all. TananBnB runs one-to-three month furnished lets with guests approved manually on verified identity and past reviews; MyBnbFactory sells an online co-hosting tier for owners who keep their own people on site.

The mid-term model is a direct answer to the Hotel Act. A stay of 30 nights or more is not a hotel business, so the licence question does not arise, and the owner is out of the grey area entirely. What it costs is the nightly premium: monthly tenants pay less per night than holiday guests, and the calendar has far fewer turnovers to sell.

Whether that is a loss depends on the property. A one-bedroom condo in a Sukhumvit tower competing with ten thousand identical units is a different proposition from a beachfront villa. TananBnB states owners can earn up to 70% more than on a traditional long lease – that is its own figure, and the comparison is against an annual tenancy, not against nightly letting.

The two island markets are the newest and the thinnest. On Koh Phangan seven companies manage for third-party owners and exactly one publishes a rate; on Koh Lanta four do and none publishes anything at all. Both were found by reading the live result page rather than by waiting for search data, because a market we have never published about reports nothing either way.

If you are buying rather than letting, the neighbourhood matters more than the manager. We cover the demand side around the BITEC convention centre in Bang Na and IMPACT Arena in Nonthaburi – both generate event-driven demand that behaves nothing like leisure booking – as well as Patong in Phuket and Chaweng on Koh Samui.

Five questions worth asking a Thai Airbnb property manager

  • Does my building hold a hotel licence? If not, what letting model are you proposing, and is it legal for this unit?
  • What is the percentage charged on? Gross, net of platform commission, or after cleaning – all three exist in this list.
  • What is billed on top? Cleaning per turnover, linen, photography, maintenance call-outs, and whether repairs carry a markup.
  • Are your on-site staff work-permitted? Employing housekeepers or security without permits is the owner’s exposure, not only the manager’s.
  • How do I leave? Notice period, who holds the listing and its reviews, and what happens to bookings already taken.

What we could not verify

Thirty-nine companies were checked across two passes to produce this list of fifteen, the second pass aimed at Pattaya, Chiang Mai and Krabi – the markets where we had pages for guests and none for owners. Six sites would not answer at all, seven said too little about owners to be sure either way, and six turned out to be letting on long leases rather than managing short stays.

The rest were removed after being read by hand, because a classifier can score the vocabulary correctly and still be wrong about what kind of business it is looking at.

AirROI sells market analytics to investors and lenders – revenue estimates and a data API – and manages nothing. Cleaning Phuket is a housekeeping supplier: its published prices are laundry per kilo and a per-condo cleaning rate, with no commission at all. It is a company an owner or a manager buys from.

How this list of short-term rental management companies was built

The first candidates came from the companies our own Thai city guides already name. The rest came from searching each market directly, because our Thai guest pages outnumber our owner-facing ones by more than eight to one and do not link to managers the way our Portuguese and American pages do.

Each was scored against its own homepage and its owner-facing page, then every rate quoted above was read off the company’s own site. Nothing here comes from a directory, an aggregator or a press release.
