For Krabi property owners considering rental management, Krabi Riviera, trading as the management arm of Ton Company Limited established 2000, offers a unique proposition. With 15 years of experience in Krabi and 28 years in hospitality, they currently manage 24 holiday pool villas in Ao Nang, with projects also spanning Krabi, Koh Lanta and Trang.

Their fee is not published, with terms quoted on request, but they state clearly that rental services will never preclude owner occupancy. They also claim 24/7 concierge service is available for both owners and guests, a significant benefit for those in Ao Nang.

MyBnbFactory

For property owners in Krabi seeking Airbnb management, MyBnbFactory offers distinct options. They state they have operated on Airbnb since 2015, and in their own words, provide the widest coverage across Thailand, including Krabi, with various management models.

What a vacation rental management fee does not cover

These land on the owner whatever the headline rate is. On a Krabi villa they are the reason a flat inclusive rate can beat a cheaper percentage.

  • Pool service. A private pool needs chemical balancing and cleaning several times a week. It is the single most common cost billed on top of a percentage.
  • Gardening. Tropical planting grows back in weeks. On a villa plot this is a standing monthly cost, not an occasional one.
  • The turnover clean. A four-bedroom villa is not a studio. Where cleaning is guest-paid the owner does not feel this, but where it is billed to the owner the difference between property types is large.
  • Linen and consumables. Some operators fold these into the rate and some invoice them. It is worth asking which, in writing.
  • Maintenance call-outs. Almost universally billed at cost, with or without a coordination margin on top.

The Hotel Act decides more than the fee does

Under the Hotel Act B.E. 2547, accommodation let to transient guests for fewer than 30 nights is hotel business and needs a hotel licence. A standard condominium or a villa on residential land generally cannot hold one. This is not a detail that sits below the fee question – it sits above it.

  • A let of 30 nights or more is outside the Act. This is why monthly rental is the model several Thai operators lead with.
  • Some buildings do hold a hotel licence, and units inside them can be let nightly. Whether yours does is a question for the juristic person, in writing, before any management contract is signed.
  • No management company can grant a licence, and none of the six below claims to. An operator that tells you the rule is not enforced is describing enforcement, not law.

Nothing here is legal advice. The position of a specific building is a question for a Thai lawyer and for the building’s own juristic person.

How to choose an Airbnb property manager in Krabi

  • Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
  • Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
  • Ask how the property is let. Nightly, monthly or a fixed rent to the owner are three different businesses with three different risk profiles.
  • Licensing Compliance. Verify the manager’s understanding of Krabi’s strict Hotel Act B.E. 2547 regulations regarding short-term lets, as most properties require a licence they cannot obtain.
  • Property Type Expertise. Ensure the manager has proven experience managing both condominiums and villas, as villas incur additional pool and garden maintenance costs beyond their fee.

What we could not verify

Neither of the two companies above publishes a management rate anywhere on its own site: Krabi Riviera, MyBnbFactory. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.

Ten companies were read for Pattaya, Chiang Mai and Krabi in August 2026 and three were kept. Of the rest: one offers management for the duration of a tenancy at 5%, which is long letting and not short stays; one serves a villa listing at its own property-management URL, so there is nothing to check; one is a sales agency whose management page returns a 404; and two domains no longer resolve at all.

Two passes of discovery did not produce a third operator in this market, and that is a finding about the market rather than about the search.

What to do when a market has 2 managers

When seeking management proposals from Krabi Riviera and MyBnb, insist on a detailed written breakdown of all proposed charges. Request specifics on what constitutes their management fee, outlining any ancillary costs such as marketing, guest communication, maintenance, and cleaning.

Crucially, understand precisely what is included in their “commission management” or “villa management” services to enable a true comparison between their offerings. Without this transparency, it’s impossible to evaluate which provider best aligns with your expectations and financial goals.

Given the legal complexities of short-term letting under the Hotel Act B.E. 2547, where rentals under thirty nights require a hotel licence generally unavailable to condominiums and residential villas, you must consider the practicalities of self-management.

If the quoted management fees are opaque or seem excessive for the services rendered, engaging a local cleaner directly and managing bookings yourself, potentially with a co-hosting tier like MyBnb’s online option, might be a more straightforward and cost-effective solution. This approach allows you to retain greater control and understanding of your property’s operational costs.
