Airbnb property management pricing: which model fits your property?
Three ways to run a short-term rental. The right one depends on what you already have on the ground — not on which number is smallest.
Do you already have a local contact, cleaning vendor, and maintenance team you trust?
| Full Service No local team required. We run the property on the ground and off. From 20% of rental revenue | Partner Management (off-site) Requires your own local cleaning and maintenance crew. 10% of rental revenue | BnBGenius You run the property yourself. Our AI does the repetitive guest work. $10 per unit per month | |

Our fee is charged on rental revenue only — never on guest-paid cleaning fees, taxes or damage deposits. Full Service and Partner Management both begin with a one-time $500 onboarding retainer. It is not a fee we keep: it funds the launch of your property — professional photography, listing creation and preparation. After onboarding there are no fixed charges at all.
Not sure which column you belong in? Compare the three ownership models — the honest case for and against each, including the cases where a short-term rental is the wrong model altogether.
Why owners choose Full Service
Large operators run owners through a ticket queue. You get a case number, and whoever picks it up has never seen your property.
That is not how we work, and it is the reason most of the owners who come to us came from somewhere else. You get a named manager who knows the place — and answers the phone.
Common questions
Is Partner Management just a cheaper version of Full Service?
No. It is a different product with a precondition: you must already have a local cleaning and maintenance team you intend to keep. If you have a cleaner but no maintenance, Full Service is the right fit — otherwise the gap lands on you at the worst possible moment.
What is the $500 for?
It is a one-time onboarding retainer that pays for your property’s launch: professional photography, listing creation and preparation. It is not a management fee and there is nothing fixed to pay after onboarding.
What is the fee charged on?
Rental revenue only. Guest-paid cleaning fees, taxes and damage deposits are never part of the base we charge on.
What does BnBGenius not do?
It is a guest-communication and revenue-automation layer, not a property management system. Channel management, calendar sync, direct bookings, pricing tools and owner accounting stay with you. The free tier covers your first 500 messages, and the AI voice concierge is an add-on at $7 per unit per month.
