Seven companies offer Airbnb management and short-term rental bookings for third-party owners in Koh Samui, publishing enough details to be verified. Of these, only Inter Property states a management rate, “From 12%”, while the other six provide no pricing.
In this market, an inclusive rate often proves more cost-effective for villas than a lower percentage, as pool service, gardening, and extensive cleaning are frequently billed separately from a cheaper percentage.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property in this market too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site.
The Koh Samui Airbnb and short-term rental market
For a property owner considering how to manage their Koh Samui Airbnb, the implications are significant. The market comprises villas, particularly on the north and east coasts, and condominiums. Crucially, letting for under 30 nights requires a hotel licence, a hurdle many residential properties cannot overcome. This means choosing an Airbnb management service that can navigate these regulatory complexities is paramount.
When selecting an Airbnb management provider, owners must scrutinise the published rates, such as Inter Property’s offering from 12%. It’s vital to understand what a low rate typically excludes. Pool service, gardening, and comprehensive turnover cleans are often additional costs for villas, while condominiums substitute these with building fees.
Owners need to factor in these potential extras beyond the advertised management fee to accurately assess profitability.

Inter Property
Inter Property, with a Koh Samui arm, offers competitive all-inclusive management fees starting from 12%, covering services like cleaning and maintenance with no hidden costs. They also present a unique Net Guarantee model, essentially leasing your property and taking on vacancy risk for a set income, which they state is exclusive to Phuket.
The company claims 35% of their bookings stem from their own marketing, with a focus on Russian-speaking markets, and asserts their Superhost accounts receive 81% more bookings than average.

For property owners in Koh Samui seeking professional Airbnb management, Mr Property Siam states they manage 90+ villas across Bophut, Chaweng, Lamai and the west coast, boasting a 4.83 Airbnb rating from over 1,100 guest reviews. They claim a 78% average annualised occupancy and a 2.4x revenue uplift compared to self-managed, single-channel letting.
Their fee is not published, described as a “performance-aligned commission” with no flat retainers, and importantly, their on-site staff are vetted and work-permitted, a significant consideration for owners in Thailand.

For Koh Samui property owners seeking Airbnb management, MyBnbFactory presents a broad offering, stating it has operated on Airbnb since 2015 with the widest market coverage in Thailand. Their fee is not published, as pricing follows a property assessment.
They provide options including a Monthly Rental Guarantee for a fixed payment in exchange for operational control, alongside commission management, and a purely online co-hosting tier for owners with existing on-site help.

Lazudi
Lazudi operates in Koh Samui as part of its Thailand-wide property services, which it states have facilitated over one million guest nights and managed more than 1,000 properties since 2017. As a property portal with an attached management arm, Lazudi’s incentive structure differs from pure rental managers, as it also aims to transact assets. Their management fees are not published, with terms quoted after direct contact.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is. On a Koh Samui villa they are the reason a flat inclusive rate can beat a cheaper percentage.
- Pool service. A private pool needs chemical balancing and cleaning several times a week. It is the single most common cost billed on top of a percentage.
- Gardening. Tropical planting grows back in weeks. On a villa plot this is a standing monthly cost, not an occasional one.
- The turnover clean. A four-bedroom villa is not a studio. Where cleaning is guest-paid the owner does not feel this, but where it is billed to the owner the difference between property types is large.
- Linen and consumables. Some operators fold these into the rate and some invoice them. It is worth asking which, in writing.
- Maintenance call-outs. Almost universally billed at cost, with or without a coordination margin on top.
The Hotel Act decides more than the fee does
Under the Hotel Act B.E. 2547, accommodation let to transient guests for fewer than 30 nights is hotel business and needs a hotel licence. A standard condominium or a villa on residential land generally cannot hold one. This is not a detail that sits below the fee question – it sits above it.
- A let of 30 nights or more is outside the Act. This is why monthly rental is the model several Thai operators lead with.
- Some buildings do hold a hotel licence, and units inside them can be let nightly. Whether yours does is a question for the juristic person, in writing, before any management contract is signed.
- No management company can grant a licence, and none of the six below claims to. An operator that tells you the rule is not enforced is describing enforcement, not law.
Nothing here is legal advice. The position of a specific building is a question for a Thai lawyer and for the building’s own juristic person.
How to choose an Airbnb property manager in Koh Samui
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- Ask how the property is let. Nightly, monthly or a fixed rent to the owner are three different businesses with three different risk profiles.
- Licensing Expertise. Manager must demonstrate thorough understanding of Thailand’s Hotel Act B.E. 2547 to navigate short-stay regulations and licensing requirements for villas and condos, a crucial factor absent in standard urban rentals.
- Service Inclusions. Manager must clearly delineate responsibilities and costs for villa-specific services like pool maintenance and gardening, differentiating them from standard urban rental management fees.
What we could not verify
6 of the 7 companies above do not publish a management rate anywhere on their own site: Mr Property Siam, Samui Property Group, Elite Havens, Doctor Property, MyBnbFactory, Lazudi. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
Companies that were on this page until August 2026 and are not on it now. Each was fetched from its own website and read; the reason is given because a list that shows only what survived is not evidence of anything.
- mrsamui.com – A tours and transport company – airport transfers, taxis, guided island tours, quad safaris, speedboat charters. It describes itself as a “professional island companion service”. Property Management appears in the navigation, but that page returns 404 on both the apex and www, and nothing on the homepage describes a management service.
- horizonhomes-samui.com – A Koh Samui sales and rental portal that does have a property-management page. That page describes an attitude – “Our management feels it essential to listen to the needs of owners and customers alike” – and not a scope. No short-term terms, no platform named, no rate, no service list.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010.
