Seven companies offer Airbnb management and short-term rental management bookings for third-party owners in Bangkok, with enough published information to allow for verification. Of these, three companies state a management rate: Guests365 at 7-10% per booking for Booking Service and 17% for Full Service; My Thai Buddy at 20% commission on bookings; and TananBnB at from 15% after the cleaning fee, rising to 20% in 2026.
Four companies publish no rate. The deciding factor in this market is not the percentage, but whether the building permits nightly rentals and the monthly charges levied by the juristic person.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property in this market too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site.
The Bangkok Airbnb and short-term rental market
For a property owner considering Airbnb management in Bangkok, the market presents a complex landscape. Primarily, the focus is on condominiums, not the island villas common elsewhere, which significantly alters the operational considerations. A crucial hurdle is the Hotel Act B.E. 2547; letting a property for under 30 nights constitutes hotel business and requires a licence.
Standard condominiums or villas on residential land typically cannot obtain this, meaning short-term lets are legally problematic without the building itself holding a licence. This regulatory environment demands careful navigation when choosing an Airbnb management service.
The available Airbnb management services, with published rates varying from 7-10% per booking up to 20% on bookings, suggest a competitive but potentially costly endeavour. Notably, many operators favour monthly and mid-term letting, which circumvents the Hotel Act entirely, offering a more straightforward, albeit different, revenue stream.
While a villa incurs costs for pool and garden maintenance, a condominium’s expenses are primarily building fees. Owners must weigh the higher potential returns of short-term lets against the regulatory complexities and the operational models offered by various Airbnb management providers.

The 7 Airbnb managers, one by one
Guests365
Guests365 offers two tiers for property owners in Bangkok, with fees ranging from 7-10% for their Booking Service, where they market and handle reservations while owners manage hosting and cleaning, up to 17% for their Full Service, an end-to-end solution. Notably, Guests365 states an initial setup fee applies.
Their model distributes listings across 50+ partner sites beyond Airbnb, including Booking.com and Agoda, which is particularly beneficial in Bangkok for capturing corporate and conference demand that often books via these online travel agencies.

My Thai Buddy
My Thai Buddy targets Bangkok property owners, particularly those in Sukhumvit and Silom/Sathorn, with a straightforward 20% commission on bookings, clearly detailing their arithmetic and stating no setup or hidden costs. They explicitly note that cleaning fees of 800-1,200 THB per turnover, professional photography (2,000-3,000 THB one-off), and repairs are owner-paid expenses beyond their commission.
This model, offering visa and immigration support alongside management, appeals to expats and overseas owners looking for comprehensive support in Bangkok.

TananBnB
TananBnB focuses on mid-term furnished lets in Bangkok, specifically targeting one-to-three month stays which comply with Thailand’s Hotel Act. This model, they state, can yield owners up to 70% more than traditional long leases.
Their fee structure is notably owner-favourable, starting at 15% after the cleaning fee, with a pre-announced increase to 20% by 2026 when they rebrand to Venture Living; however, clients signing before then will retain the current rate.

BnBCondo
BnBCondo is a specialist Airbnb management company operating in Bangkok, particularly focused on the Sukhumvit condominium corridor, and also serving Hua Hin. They have stated more than five years of experience managing properties exclusively through Airbnb, with their office situated in Phra Khanong, amid the high-rise developments they oversee.
Property owners in Bangkok’s Sukhumvit area will find BnBCondo’s specialised approach to condominiums potentially beneficial, though their fee structure is not published on their public pages.

MyBnbFactory
For Bangkok property owners considering Airbnb management, MyBnbFactory presents a broad Thai market presence, having operated on Airbnb since 2015 across key destinations like Bangkok, Pattaya, and Phuket.

This flexibility may appeal to Bangkok owners seeking tailored solutions for their specific investment goals.

Lazudi
Lazudi operates a property portal with an attached management arm, meaning their incentive extends beyond just bookings to also potentially transacting the asset. For Bangkok property owners, this presents a different alignment than a pure management firm.
Since 2017, Lazudi states it has facilitated over one million guest nights and managed more than 1,000 properties across Thailand, with local teams in Bangkok, Phuket, Koh Samui, Pattaya, and Hua Hin. Their management fee is not published, with terms quoted after contact.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is. On a Bangkok villa they are the reason a flat inclusive rate can beat a cheaper percentage.
- Building and common-area fees. The juristic person’s monthly charge is the owner’s, whatever the management rate is. It does not stop when the unit is empty.
- The turnover clean. Where cleaning is guest-paid the owner does not feel this. Where it is billed to the owner it is the largest recurring line after the commission itself.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A unit let nightly wears faster than one let on a year’s lease, and no percentage covers replacement.
The Hotel Act decides more than the fee does
Under the Hotel Act B.E. 2547, accommodation let to transient guests for fewer than 30 nights is hotel business and needs a hotel licence. A standard condominium or a villa on residential land generally cannot hold one. This is not a detail that sits below the fee question – it sits above it.
- A let of 30 nights or more is outside the Act. This is why monthly rental is the model several Thai operators lead with.
- Some buildings do hold a hotel licence, and units inside them can be let nightly. Whether yours does is a question for the juristic person, in writing, before any management contract is signed.
- No management company can grant a licence, and none of the six below claims to. An operator that tells you the rule is not enforced is describing enforcement, not law.
Nothing here is legal advice. The position of a specific building is a question for a Thai lawyer and for the building’s own juristic person.
How to choose an Airbnb property manager in Bangkok
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- Ask how the property is let. Nightly, monthly or a fixed rent to the owner are three different businesses with three different risk profiles.
- Licensing Compliance. Manager must demonstrate expertise in navigating Thailand’s strict Hotel Act B.E. 2547, specifically concerning short-term stays under 30 nights, a requirement absent in typical rental markets.
- Property Type Expertise. Manager should offer specialised service packages for both villas, including pool and garden maintenance, and condominiums, acknowledging the distinct operational needs of each property type.
What we could not verify
4 of the 7 companies above do not publish a management rate anywhere on their own site: BnBCondo, 66 Property Management, MyBnbFactory, Lazudi. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
Companies that were on this page until August 2026 and are not on it now. Each was fetched from its own website and read; the reason is given because a list that shows only what survived is not evidence of anything.
- breezybnb.com – DNS does not resolve, on the apex or on www. Not a slow site and not a bot block – there is no host to answer.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Bangkok question specifically: we do not hold or grant hotel licences, and neither does anyone else on this page. Where a building cannot be let nightly, the honest answer is a monthly arrangement, not a workaround.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
