In Hua Hin, Thailand, two companies offer Airbnb management and short-term rental management bookings for third-party owners, publishing enough information to be verified. However, neither company publishes a management rate on its website. The ultimate decision for owners hinges on property type: condominium or pool villa, as associated costs outside commission vary significantly.

The Hua Hin Airbnb and short-term rental market
For a property owner in Hua Hin considering Airbnb management, the market presents a complex landscape. The types of properties available for nightly lets, condominiums along the beach road and pool villas inland, each carry distinct operational considerations. A villa necessitates regular pool service and gardening, alongside a more extensive cleaning turnover, whereas a condominium’s upkeep is offset by building fees.
Crucially, letting for under 30 nights constitutes a hotel business requiring a hotel licence, a licence that a standard condominium or villa on residential land generally cannot obtain. This licensing hurdle means that direct nightly lettings might be legally problematic without the building itself holding the necessary licence.
This regulatory environment significantly impacts how an owner should approach Airbnb management. The absence of published management rates from any operator further complicates the decision-making process, forcing owners to navigate service offerings without clear cost benchmarks.
Given the licensing challenges and lack of transparent pricing, a property owner must carefully evaluate the operational demands of their specific property type and investigate potential management solutions that can address the legal requirements for short-term lets, rather than assuming a straightforward self-management approach is viable or cost-effective.

BnBCondo
For Hua Hin property owners seeking Airbnb management, BnBCondo offers a specialised service focused on condominiums, a niche they have been managing through Airbnb for more than five years, according to the company. Their presence in Hua Hin complements their primary focus on Bangkok’s Sukhumvit condominium corridor.
While their specific fee structure is not published on their public pages, owners can consider their dedicated condominium expertise and established experience in the short-term rental market.

Lazudi
Lazudi, with a presence in Hua Hin, states it has facilitated over one million guest nights and managed more than 1,000 properties across Thailand since 2017, boasting local teams in key markets. Their fee structure is not published, with terms quoted after contact.
As a property portal with a management arm, Lazudi’s incentive includes asset transactions, which is a different model to companies solely focused on rental income.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is. On a Hua Hin villa they are the reason a flat inclusive rate can beat a cheaper percentage.
- Pool and garden, on a villa. A private pool needs chemical balancing and cleaning several times a week, and tropical planting grows back in weeks. Neither is inside a commission.
- Building fees, on a condominium. The juristic person’s monthly charge is the owner’s and does not pause when the unit is empty.
- The turnover clean. Scaled to the property. A three-bedroom pool villa and a one-bedroom beach-road condo are not the same job.
- Linen and consumables. Some operators include these and some invoice them. Ask which, in writing.
- Maintenance call-outs. Almost universally billed at cost.
The Hotel Act decides more than the fee does
Under the Hotel Act B.E. 2547, accommodation let to transient guests for fewer than 30 nights is hotel business and needs a hotel licence. A standard condominium or a villa on residential land generally cannot hold one. This is not a detail that sits below the fee question – it sits above it.
- A let of 30 nights or more is outside the Act. This is why monthly rental is the model several Thai operators lead with.
- Some buildings do hold a hotel licence, and units inside them can be let nightly. Whether yours does is a question for the juristic person, in writing, before any management contract is signed.
- No management company can grant a licence, and none of the six below claims to. An operator that tells you the rule is not enforced is describing enforcement, not law.
Nothing here is legal advice. The position of a specific building is a question for a Thai lawyer and for the building’s own juristic person.
How to choose an Airbnb property manager in Hua Hin
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- Ask how the property is let. Nightly, monthly or a fixed rent to the owner are three different businesses with three different risk profiles.
- Licensing Expertise. Manager must navigate complex Thai hotel licensing regulations, ensuring legal operation for rentals under 30 nights, a critical factor absent in typical urban markets.
- Villa Management Scope. Select manager experienced with comprehensive villa upkeep, including pool and garden services, beyond standard property management fees due to these added responsibilities.
What we could not verify
Neither of the two companies above publishes a management rate anywhere on its own site: BnBCondo, Lazudi. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
Companies that were on this page until August 2026 and are not on it now. Each was fetched from its own website and read; the reason is given because a list that shows only what survived is not evidence of anything.
- hitkub.com – A Hua Hin news site. Its own masthead reads “News, property, sports, dining & events from Hua Hin”, and the homepage is a run of dated articles – immigration rules, a food festival, Muay Thai. It has a Property section, which is a news category. The single occurrence of “Airbnb” on the site is inside a news story about unlicensed rentals.
- ateamhuahin.com – “Hua Hin’s Best Local Real Estate Agency” in its own words, selling and letting property. The word “manage” appears once, inside a services blurb. Its Rental Management page carries no short-term, nightly, Airbnb or commission signal at all, and the services page is 1,202 characters.
- mybnbfactory.com – A real management company, verified and kept on four other Thai pages. Its own coverage list names Bangkok, Pattaya, Phuket, Koh Samui, Chiang Mai, Krabi, Koh Phangan and Koh Chang – and not Hua Hin. This is not a rejection of the company; it is a correction to where we said it operates.
