Seven companies offer Airbnb management and short-term rental management bookings for third-party owners in Phuket, with enough published information for verification. Two of these seven state a management rate: Lofty Phuket at Flat 20%, inclusive, and Inter Property Phuket at From 12%. Five publish no rate.
On a villa, an inclusive rate often beats a cheaper percentage, as pool service, gardening, and bigger turnover cleans are billed additionally to a low percentage.

The Phuket Airbnb and short-term rental market
For a property owner considering Airbnb management in Phuket, the market presents a complex decision. You’ll find villas and condominiums available for nightly lets, but understanding what a management service truly includes is crucial. Published rates vary significantly, from 12% upwards to a flat 20%.
Be aware that lower advertised rates often exclude essential services like pool maintenance, gardening, and comprehensive cleaning, especially for villas which typically require these.
Furthermore, a critical factor is the legal landscape. Under the Hotel Act B.E. 2547, any property let for under 30 nights is considered a hotel business and requires a hotel licence. Standard condominiums or villas on residential land generally cannot obtain this licence, meaning direct short-term letting might not be legally permissible without navigating this complex requirement.
Therefore, choosing an Airbnb management service necessitates careful due diligence beyond just the advertised percentage.

Lofty Phuket offers property owners a straightforward 20% flat commission, a rate they state is one of the lowest in Phuket, encompassing all services without additional fixed monthly fees or markups on repairs. They require owner sign-off for jobs over 5,000 THB and operate without lock-in contracts.
Having managed over 25,000 guests and garnered more than 7,500 Airbnb reviews since 2015, Lofty Phuket, an Airbnb Preferred Partner, manages both villas and condos across the island, citing examples of strong performance like 82% occupancy and 9.1% annual ROI on a Surin villa.

Inter Property Phuket
Inter Property Phuket offers a competitive full-service management package, with rates starting from 12%, positioning itself as having the most competitive fees in Phuket with no hidden costs, covering all essential services. They also present a unique Net Guarantee model, claiming to be the only company in Phuket to offer owners a guaranteed net income rather than a commission.
The company states that 35% of its bookings originate from its own marketing efforts, with a particular focus on Russian-speaking markets, and claims an impressive 81% more bookings than an average Airbnb Superhost account.

Phuket Property Manager
For Phuket property owners considering professional management for their villas and condos, Phuket Property Manager presents a flexible fee structure. While their specific rate is not published, they explain two common models: a fixed monthly fee for long-term lets, or a commission typically between 20% to 30% for short-term stays.

MyBnbFactory
For Phuket property owners, MyBnbFactory, which states it has operated on Airbnb since 2015, offers flexible management options including a Monthly Rental Guarantee for a fixed payment, or commission-based services. They claim the widest coverage across Thailand, serving Phuket alongside other key destinations.
Their fee structure follows a property assessment, with no published rate, and they also provide an online co-hosting tier for those with existing on-site support.

Lazudi
Lazudi, operating locally in Phuket with teams across Thailand, presents a unique model for property owners. Since 2017, they state they have facilitated over one million guest nights and managed more than 1,000 properties nationwide.
Their fee structure is not published, with terms quoted after contact, and as a property portal with a management arm, their incentive extends beyond just lettings to also include asset transactions, a different alignment from a pure rental manager.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is. On a Phuket villa they are the reason a flat inclusive rate can beat a cheaper percentage.
- Pool service. A private pool needs chemical balancing and cleaning several times a week. It is the single most common cost billed on top of a percentage.
- Gardening. Tropical planting grows back in weeks. On a villa plot this is a standing monthly cost, not an occasional one.
- The turnover clean. A four-bedroom villa is not a studio. Where cleaning is guest-paid the owner does not feel this, but where it is billed to the owner the difference between property types is large.
- Linen and consumables. Some operators fold these into the rate and some invoice them. It is worth asking which, in writing.
- Maintenance call-outs. Almost universally billed at cost, with or without a coordination margin on top.
The Hotel Act decides more than the fee does
Under the Hotel Act B.E. 2547, accommodation let to transient guests for fewer than 30 nights is hotel business and needs a hotel licence. A standard condominium or a villa on residential land generally cannot hold one. This is not a detail that sits below the fee question – it sits above it.
- A let of 30 nights or more is outside the Act. This is why monthly rental is the model several Thai operators lead with.
- Some buildings do hold a hotel licence, and units inside them can be let nightly. Whether yours does is a question for the juristic person, in writing, before any management contract is signed.
- No management company can grant a licence, and none of the six below claims to. An operator that tells you the rule is not enforced is describing enforcement, not law.
Nothing here is legal advice. The position of a specific building is a question for a Thai lawyer and for the building’s own juristic person.
How to choose an Airbnb property manager in Phuket
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- Ask how the property is let. Nightly, monthly or a fixed rent to the owner are three different businesses with three different risk profiles.
- Licensing Expertise. Manager must navigate complex Thai hotel licensing regulations for short-term lets under 30 nights, a significant hurdle for most private villas and condos.
- Service Inclusions. Manager’s contract must clearly detail specific villa maintenance like pool servicing and gardening, which are additional costs not present in standard city rentals.
What we could not verify
5 of the 7 companies above do not publish a management rate anywhere on their own site: Phuket Property Manager, Elite Havens, Unique Property, MyBnbFactory, Lazudi. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
Every company named above survived that check. Across our Thai coverage the same pass removed a local news site, a tours and transport company, an estate agency and a domain whose DNS no longer resolves, each of which had been presented as a management company on our own pages.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Phuket by sub-district
Phuket province is three districts and seventeen sub-districts, and they are not one market. The figure that separates them is short-term listings against residents: it runs from 5 per 1,000 in Ratsada to 153 in Kamala, a thirty-fold spread across an island you can drive across in an hour. Listing counts are the client’s own, 21 August 2026; populations are from Wikidata; the ratio is computed from the two.
