Nine companies offer Airbnb management and short-term rental bookings for third-party owners in Koh Phangan, with sufficient published information for verification. Of these, only Koh Keeper discloses a management rate, at 15% of revenue for full management or 5-7% for their digital package; the other eight publish no rates.
In this market, an inclusive villa rate often outperforms a lower percentage, as pool service, gardening, and more extensive cleaning are frequently billed separately.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property in this market too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site.
The Koh Phangan Airbnb and short-term rental market
For a property owner in Koh Phangan considering Airbnb management, the market presents a complex landscape. The prevalence of villas, almost exclusively, dictates that management services must cater to properties with significant upkeep, such as pool service and gardening, alongside larger turnover cleans.
Crucially, letting a villa for under 30 nights constitutes hotel business under the Hotel Act B.E. 2547, necessitating a hotel licence, which standard villas on residential land generally cannot hold. This regulatory hurdle means that while Airbnb management is offered, obtaining the necessary licence to operate legally for short stays is a paramount consideration for any owner.
The fee structures for Airbnb management also require careful evaluation. While one operator advertises a 15% rate for full management and 5-7% for marketing-only packages, the majority of operators provide no published rates at all. Furthermore, one fee structure stands out as unique in Thailand, combining a monthly base fee with a percentage of booking revenue, deviating from the typical percentage-only model.
With only one of nine operators disclosing rates, and the potential for two brands to be run by a single entity, owners must approach Airbnb management providers diligently to understand the true costs and services offered, particularly in light of the stringent licensing requirements for short-term lets.
| What it is | Where it stands | Source |
|---|---|---|
| Property types let nightly | Villas, almost exclusively – every operator on the island describes its portfolio as villas rather than condominiums | the seven operators’ own market descriptions |
| Licence required to let under 30 nights | Hotel licence, unless the building itself holds one | Hotel Act B.E. 2547 |
| Published management rates | 15% for full management and 5-7% for a marketing-only package. One operator of nine publishes any rate at all | Koh Keeper’s own site, checked August 2026 |
| Two brands, probably one operator | Pearl Properties and Little Pearl share a site template, a menu and their wording. They are counted separately here, but an owner asking both for a quote may be asking the same people twice | both sites, read with a browser 2026-08-24 |
| A fee structure found nowhere else in Thailand | A monthly base fee plus a percentage of booking revenue, rather than a percentage alone | Kalea’s own site |
| Largest portfolio any operator states | 30+ units under management across 8+ property groups | Mermaid Property Management’s own site |

Rates verified August 2026. “Not published” is a finding in itself: 8 of these 9 companies ask an owner to make contact before they will say what management costs.

The 9 Airbnb managers, one by one
Koh Keeper
Koh Keeper specialises exclusively in Koh Phangan properties, stating “Koh Phangan Island specialists only” and managing “8+ Villas”. For full management, their fee is 15% of revenue, offering “zero involvement required from your side” and including accounting and social media.

Their fee structure is not published, so owners will need to inquire directly.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is. On a Koh Phangan villa they are the reason a flat inclusive rate can beat a cheaper percentage.
- Pool service. A private pool needs chemical balancing and cleaning several times a week. It is the single most common cost billed on top of a percentage.
- Gardening. Tropical planting grows back in weeks. On a villa plot this is a standing monthly cost, not an occasional one.
- The turnover clean. A four-bedroom villa is not a studio. Where cleaning is guest-paid the owner does not feel this, but where it is billed to the owner the difference between property types is large.
- Linen and consumables. Some operators fold these into the rate and some invoice them. It is worth asking which, in writing.
- Maintenance call-outs. Almost universally billed at cost, with or without a coordination margin on top.
The Hotel Act decides more than the fee does
Under the Hotel Act B.E. 2547, accommodation let to transient guests for fewer than 30 nights is hotel business and needs a hotel licence. A standard condominium or a villa on residential land generally cannot hold one. This is not a detail that sits below the fee question – it sits above it.
- A let of 30 nights or more is outside the Act. This is why monthly rental is the model several Thai operators lead with.
- Some buildings do hold a hotel licence, and units inside them can be let nightly. Whether yours does is a question for the juristic person, in writing, before any management contract is signed.
- No management company can grant a licence, and none of the six below claims to. An operator that tells you the rule is not enforced is describing enforcement, not law.
Nothing here is legal advice. The position of a specific building is a question for a Thai lawyer and for the building’s own juristic person.
How to choose an Airbnb property manager in Koh Phangan
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- Ask how the property is let. Nightly, monthly or a fixed rent to the owner are three different businesses with three different risk profiles.
- Licensing Expertise. The manager must demonstrate a clear understanding of Thailand’s Hotel Act B.E. 2547 and possess the ability to navigate licensing requirements for short-term lets, a complexity absent in typical city rentals.
- Villa Services Scope. When managing villas, the manager must explicitly detail the inclusion of pool servicing and gardening within their fees, as these are essential operational costs unique to this property type.
What we could not verify
8 of the 9 companies above do not publish a management rate anywhere on their own site: Mermaid Property Management, Kalea, Beniro Property Management, Luna, AVA, Pearl Properties, Little Pearl, MyBnbFactory. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
Koh Phangan was reached by reading the live result page for owner-side queries in August 2026 rather than by guessing at the market: Search Console reports nothing for the island because we had never published about it, and a zero there means we were never in the market, not that the market is empty.
Eight companies surfaced and all eight are now kept: the two that sat behind a bot wall on the first pass were read with a browser on 24 August, and they are Pearl Properties and Little Pearl – which share a site template, a menu and their wording, and are very likely one operator under two brands.
What to do when a market has 9 managers
Given that management rates are not publicly disclosed by any of the available operators, it is crucial to obtain detailed written proposals. When requesting these, inquire about all potential costs beyond a stated percentage of revenue. This should include detailed breakdowns of marketing fees, booking platform commissions, cleaning charges, maintenance call-out fees, and any administrative costs.
Understanding the specifics of what is included in their “full management” or similar offerings will allow you to create a comparable basis for evaluation, even without upfront published rates.
Consider the implications of the Hotel Act B.E. 2547 for short-term lets. If your property is unlikely to meet the requirements for a hotel licence, you may find that many established management companies are unable to legally operate it for stays under thirty nights.
In such scenarios, or if the quoted management fees appear prohibitively high, exploring self-management with a trusted local cleaner becomes a more viable and potentially cost-effective option. This approach offers direct control over your property and guest relations.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Koh Phangan question specifically: we do not hold or grant hotel licences, and neither does anyone else on this page. Where a building cannot be let nightly, the honest answer is a monthly arrangement, not a workaround.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
