What a vacation rental management fee does not cover

These land on the owner whatever the headline rate is. On a Koh Lanta villa they are the reason a flat inclusive rate can beat a cheaper percentage.

  • Pool service. A private pool needs chemical balancing and cleaning several times a week. It is the single most common cost billed on top of a percentage.
  • Gardening. Tropical planting grows back in weeks. On a villa plot this is a standing monthly cost, not an occasional one.
  • The turnover clean. A four-bedroom villa is not a studio. Where cleaning is guest-paid the owner does not feel this, but where it is billed to the owner the difference between property types is large.
  • Linen and consumables. Some operators fold these into the rate and some invoice them. It is worth asking which, in writing.
  • Maintenance call-outs. Almost universally billed at cost, with or without a coordination margin on top.

The Hotel Act decides more than the fee does

Under the Hotel Act B.E. 2547, accommodation let to transient guests for fewer than 30 nights is hotel business and needs a hotel licence. A standard condominium or a villa on residential land generally cannot hold one. This is not a detail that sits below the fee question – it sits above it.

  • A let of 30 nights or more is outside the Act. This is why monthly rental is the model several Thai operators lead with.
  • Some buildings do hold a hotel licence, and units inside them can be let nightly. Whether yours does is a question for the juristic person, in writing, before any management contract is signed.
  • No management company can grant a licence, and none of the six below claims to. An operator that tells you the rule is not enforced is describing enforcement, not law.

Nothing here is legal advice. The position of a specific building is a question for a Thai lawyer and for the building’s own juristic person.

How to choose an Airbnb property manager in Koh Lanta

  • Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
  • Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
  • Ask how the property is let. Nightly, monthly or a fixed rent to the owner are three different businesses with three different risk profiles.
  • Licensing Compliance. Manager must demonstrate current, valid hotel licensing for all properties under their management to avoid legal repercussions for short-term lets.
  • Property Type Expertise. Manager must have proven experience managing both villas (including pool and garden maintenance) and condominiums, understanding their distinct operational needs.

What we could not verify

4 of the 5 companies above do not publish a management rate anywhere on their own site: Tonmai Property, Sabai Management, Lanta Hideaways, Krabi Riviera. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.

Six companies surfaced for Koh Lanta on the live result page in August 2026 and four are kept, alongside one already verified for Krabi that names Koh Lanta among its markets.

Of the two dropped: one answers 403 behind Cloudflare however we ask, in a plain request and in a browser alike, and one – whose page title reads Villa Management, Krabi and Koh Lanta – turns out on reading to be two villas the owners let directly, with no owner offer anywhere on the site. A title that matches the service is not evidence the site sells it.

What to do when a market has 5 managers

Given that rental management rates are not publicly disclosed, a crucial first step is to request a detailed written proposal from each of the two firms. This document should clearly outline all services provided, from guest communication and booking management to property maintenance and cleaning.

Specifically, ask for a breakdown of their commission structure, any fixed fees for specific services, and how they handle unexpected repair costs. Clarifying whether their fee is a percentage of the booking value or a flat rate, and understanding what constitutes a “booking” for their charging purposes, will enable a fair comparison between their offers.

If the written proposals reveal management fees that seem disproportionately high, or if the services offered don’t align with your expectations for short-term rentals under 30 nights, considering a self-management approach might be the more prudent choice.

In such scenarios, engaging a reliable local cleaner directly for property upkeep and guest changeovers, coupled with your own efforts in marketing and guest communication, could prove to be a more cost-effective and transparent solution. This allows for direct control over the guest experience and avoids potentially significant third-party management charges.
