41 companies manage Airbnb properties in Portugal on behalf of owners, and we checked every one of them on its own website before listing it here. None is on this page because its domain name sounded right.
The useful difference from the American market is the one you can see in the fee column. Portuguese operators publish a number. Across the 93 US companies we track, only 16 disclose a rate at all.
One Fine BnB charges Full Service 20% or Partner 10% of rental revenue, plus a one-time $500 onboarding retainer, with no long-term contract. That is on this page so you can compare it with everything below.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
Three regions have a page of their own, with every company we verified there and a comparison for each town: the Algarve, Madeira, the Azores.
What Alojamento Local means for your Airbnb contract
AL is the licence a Portuguese property needs before it can be listed on Airbnb at all. It is registered to the property and to a named holder, and the rules differ by council – Lisbon and Porto have both restricted new registrations in some parishes.
Ask any manager three things about it: who holds the AL registration, who is responsible if the council suspends it, and what happens to your bookings if the rules change mid-contract. A manager who cannot answer plainly is telling you something.

Nineteen published rates, most of them tiered rather than flat, and the entry tiers sit below the 20-25% that is normal in the United States. That is worth knowing before you accept a quote.
Read the tiers rather than the headline. A rate that starts at 10% and one that starts at 19% can end up at the same place once cleaning, linen and attendance are priced in – and two operators on this list publish their rates only inside an image or an animated widget, where no comparison tool will ever find them.
The 45% at the top of the range is not the outlier it looks like. Green Vacations charges it for a package that includes cleaning, laundry, the welcome basket, professional check-in and check-out, the tourist tax and the booking platform’s own commission – all of which sit outside a 20% quote elsewhere. Compare what is inside the number, not the number.
What the licence actually costs you
Registration itself is not the expensive part. The costs that surprise owners are the ones that follow it: the tourist tax you have to collect and remit, the accounting that AL income requires, and the insurance a registered property needs.
- Tourist tax. Charged per guest per night and set by each council, so it differs between Lisbon, Porto and an Algarve town. You collect it and hand it over – it is not your income, and treating it as income is a common first-year mistake.
- Tax status. AL income is declared as business income, which usually means registering as a sole trader or through a company. Ask a manager whether they file anything on your behalf or simply hand you a spreadsheet.
- Council rules. Lisbon and Porto have both restricted new registrations in certain parishes at various points. A manager working in your street knows which side of the line it falls on.
- Who holds the registration. If it is in the manager’s name rather than yours, leaving them is not simply a matter of notice.
Why Portuguese vacation rental management rates look low next to American ones
A 9-19% band would be remarkable in the United States, where full service usually starts at 20% and the companies that publish anything at all are the exception. Two things explain the gap, and only one of them is good news.
The first is competition. Portugal has a dense market of small operators in a handful of tourist regions, and a published rate is how a small operator gets on a shortlist against a larger one.
The second is scope. A lower percentage often buys a narrower job – listing, pricing and messaging – while cleaning, linen and maintenance are billed on top or left to you. That is a legitimate model, and it is the same thing we sell as Partner Management at 10%. It is only a problem when it is compared with a full-service number as if the two bought the same work.
Ask what the percentage is charged on. Gross booking value, net of platform commission, and net of cleaning are three different bases, and the same headline number means three different amounts of money.
Five questions worth asking before you sign an Airbnb management contract
- Whose name is on the AL registration? Yours should be.
- What is the percentage charged on? Get the base in writing, not the headline.
- What is billed on top? Cleaning, linen, consumables, maintenance call-outs, photography, and the tourist tax admin.
- Who attends the property? Several operators on this page manage remotely and rely on your local cleaner. That is fine if you have one.
- How do you leave? Notice period, who owns the listing and its reviews, and what happens to bookings already taken.
Lisbon and the west
The densest market on this list and the most regulated. Lisbon council has restricted new AL registrations in central parishes at various points, so the value of a local manager here is partly knowing which streets are open. The coast north of the city – Ericeira, Torres Vedras, Santa Cruz – is a separate market with its own seasonality, driven by surf rather than city breaks.

Porto and the north
Porto has the same registration pressure as Lisbon in its historic centre and a shorter high season. The Douro valley behind it is a different proposition again: fewer, larger properties, longer stays, and demand concentrated around harvest and the warmer months.

The Algarve
The most seasonal market in Portugal and the one where pricing skill earns its keep. A property that fills in August at any price is decided in February, and the gap between a well-run and a badly-run Algarve calendar is most of the year’s income.

Madeira and the Azores
Both archipelagos run their own AL rules, generally more permissive than the mainland, and both have year-round rather than summer-peaked demand. The practical constraint is people: there are fewer operators, and the ones who work there tend to be islands-only.

The row that matters is the second one. A Portuguese owner can usually find a published number to argue from; an American owner mostly cannot. That is a real advantage, and it is worth using rather than assuming the lower figure is automatically the better deal.
Where a Portuguese Airbnb property manager earns the percentage
The work that separates a good operator from a cheap one is not the listing. It is the fortnight either side of August.
- Pricing the shoulder season. May, June and September decide the year in the Algarve. Anyone can fill August.
- Minimum stays. Set too long and you lose the short European city break; too short and you spend the summer on turnovers.
- Turnover capacity. In peak season the constraint is cleaners, not demand. Ask how many properties one team covers on a Saturday.
- Language cover. Guests arrive from the UK, Germany, France and the Netherlands. Who answers at 9pm, and in which language?
- Winter. Some operators pivot to monthly lets out of season. That changes your tax position and sometimes your AL standing – it should be a decision you make, not one you discover.
What we could not verify
Six of the operators our own city guides name could not be read at all – their sites blocked every attempt or returned nothing – and sixteen more said too little about owners for us to be sure either way. None of them is listed above. Absence from this page is not a judgement about a company; it means we could not confirm what it does, and we would rather say so.
One name has been removed on the evidence rather than left in doubt. BnbLord appears on 35 of our Portuguese city guides and no longer trades under its own name – it is part of GuestReady, which is listed here in its own right. Those pages now carry a note saying so.
ALEP was taken off this page too. ALEP is the Associacao de Alojamento Local em Portugal – the trade association AL operators join. It sells memberships, an insurance submission service and a technical helpline, not property management.
Carleton Properties was taken off this page too. An estate agency in Carvoeiro selling villas at 4.95% sale commission. Its own management page says the letting is run ‘in full cooperation with Amarante Villas’, which is listed here in its own right, so keeping both would count one offer twice.
How this list of short-term rental management companies was built
We started from the operators our own Portuguese city guides already name – 41 of them survived – and read each company’s website: the homepage and the page written for owners, which on a Portuguese site is usually proprietários or gestão de alojamento local rather than anything in English.
Companies letting on long leases were excluded even where they call themselves full-service property managers, because arrendamento de longa duração is a different business from AL. So were booking sites that only list their own homes.
