Some of them sell full vacation rental management and some sell a narrow remote service under the same words, so read what a short-term rental contract here actually buys before you read the percentage.

What the Airbnb management rates in Madeira actually say
The practical constraint is people. There are fewer operators here than on the mainland and the ones who work here tend to be island-only, so a manager’s capacity matters more than its size.
The published rates in Madeira run between 19% and 19%. That is a wider band than it looks, because the cheaper tiers usually buy listing, pricing and messaging while the expensive ones buy the turnover as well.
5 of the 7 publish no rate at all. That is not always evasion. Sofliana states the reason plainly: No number, but an unusual structure stated in words: “Comissao Baseada no Desempenho – Mais Reservas, Mais Retorno”, a performance-based commission, sold as a single “pacote premium”.
Coverage is the other half of the comparison. Of the 7 companies above, 3 name towns only in Madeira; 4 also name towns elsewhere in Portugal. A company that works across half the country is not automatically worse – but ask who drives to your property, and from where. Short-term rental management is attendance before it is anything else.

What Alojamento Local means for an Airbnb in Madeira
Every Airbnb in Portugal needs an Alojamento Local registration before it can be advertised at all. It is filed electronically as a comunicacao previa com prazo by the titular da exploracao and it produces an RNAL number, which the booking platforms are required to display on the listing.
The council has 60 working days to oppose, or 90 working days where the address sits in a contention area. Silence is consent: the number issues if the Camara Municipal does not object inside that window.
The competences the RJAL gives to Turismo de Portugal, I.P., including receiving the registration communication, are exercised by the regional tourism directorate. That is the practical difference between registering here and registering on the mainland, and it is the first thing to get right.
The adapting instrument is Decreto Legislativo Regional n.o 13/2015/M, of 22 December, adapting the RJAL (Decreto-Lei n.o 128/2014) to the Autonomous Region of Madeira. The inspection competences the RJAL gives to ASAE are exercised by the Inspecao Regional das Atividades Economicas (IRAE).
A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the census: at or above 10 per cent the area is a contention area, and between 5 and 10 per cent municipal regulations describe a relative one.
Civil liability cover is compulsory and it is the owner’s, not the manager’s. The policy runs to a minimum of EUR 75,000 per claim, and proof of it has to be filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer, and it is the single commonest thing we find missing.
The councils that decide this in Madeira are Funchal, Machico, Ponta do Sol, Porto Moniz and Calheta. The registration is municipal, so the answer for your street comes from one of them and from nobody else.
What is unusual about the Airbnb managers working in Madeira
Business models differ here more than the vacation rental management rates do, and the difference decides who is right for your property. Each note below comes from the company’s own website.
- Homie states Trades as Homie although the domain reads behomie.com, and its owner-facing copy leads on administrative, legal and financial handling rather than on marketing.
- Off Limits Madeira states Leads on AL legalisation – licence applications, mandatory emergency equipment, multi-risk and civil liability insurance – rather than on marketing.
- Gestao de Alojamento Local states Sells Gestao Completa de Alojamento Local – full AL management for third-party owners.
- Host Wise states Alojamento Local management plus tourist-enterprise and hotel asset management.
What to ask about the Alojamento Local before you sign
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
How this list of short-term rental management companies was built
We started from the operators our own Madeira town guides name, read each company’s own website – the homepage and the page written for owners, which on a Portuguese site is usually proprietarios or gestao de alojamento local rather than anything in English – and kept the ones that manage short-term lets for other people.
Companies letting on long leases were excluded even where they call themselves full-service property managers, because arrendamento de longa duracao is a different business. So were booking sites listing only their own homes. A company absent from this page is not a company we think badly of; it is one we could not confirm, and we would rather say so.
