4 Airbnb Management Companies in The Azores (2026)

We have verified 4 Airbnb management companies working in the Azores and checked each one on its own website before listing it. This page compares them across the whole region; the town pages below compare them street by street.

Some of them sell full vacation rental management and some sell a narrow remote service under the same words, so read what a short-term rental contract here actually buys before you read the percentage.

Nine islands with nine different demand curves, and air links that decide most of them. Sao Miguel behaves like a small mainland market; the smaller islands live on a short, weather-dependent season.

One Fine BnB charges Full Service 20% or Partner 10% of rental revenue, plus a one-time $500 onboarding retainer and no long-term contract. It is on this page so you can compare it with everything below rather than hunt for it.

Our own side of it is AI property management on the pricing: rates set by a model reading seasonal demand, local events and comparable listings, which in a market this seasonal is where the year is decided.

The 4 Airbnb management companies working in the Azores

The middle column is the useful one. It is not a claim about who is biggest – it is how many of our 8 Azores town guides each company names itself in, which is a reasonable proxy for where it actually attends properties.

CompanyTowns it namesPublished rate
One Fine BnBPortugal-wideFull Service 20% or Partner 10%

Green VacationsPonta DelgadaBasico 35% / Total 45%

1 of the 4 publishes a rate and 3 publish none. Read the tiers rather than the headline: a rate that starts low and one that starts high can meet in the middle once cleaning, linen and attendance are priced in, and the cheaper tier usually buys a narrower job.

Each town below has its own Airbnb property management comparison, written from the same verified companies. Where a town has one or two, we say so on its page rather than padding the list out with rental management operators that have never been there.

Every Portuguese company we have verified, region by region, is on the national directory of Airbnb management companies. If you are comparing markets rather than managers, start there.

What the Airbnb management rates in the Azores actually say

Inter-island logistics are the whole job. A manager on Sao Miguel is not a manager on Flores, and asking who physically attends the property is not a formality here – it is the question.

Exactly one company here puts a percentage in public: Green Vacations, with tiers from 35% to 45%. One price list is not a market rate, so the quotes you collect yourself are the comparison – and two of them are not enough.

Its own explanation is the reason a headline percentage is not comparable: The highest published rates in this directory, and the clearest demonstration of why a headline percentage means nothing on its own.

3 of the 4 publish no rate at all. That is not always evasion. Welcome Buddy states the reason plainly: No management rate published. The one page that looks like pricing is a WordPress listing-directory template – “29,99 EUR”, “9,99 EUR”, “Edit packages in WP Admin” – which prices directory listings, not property…

Coverage is the other half of the comparison. Of the 4 companies above, 3 name towns only in the Azores; 1 also names towns elsewhere in Portugal. A company that works across half the country is not automatically worse – but ask who drives to your property, and from where. Short-term rental management is attendance before it is anything else.

What Alojamento Local means for an Airbnb in the Azores

Every Airbnb in Portugal needs an Alojamento Local registration before it can be advertised at all. It is filed electronically as a comunicacao previa com prazo by the titular da exploracao and it produces an RNAL number, which the booking platforms are required to display on the listing.

The council has 60 working days to oppose, or 90 working days where the address sits in a contention area. Silence is consent: the number issues if the Camara Municipal does not object inside that window.

Establishments meeting the requirements receive a sequential registration number generated by the regional tourism directorate of the Azores. That is the practical difference between registering here and registering on the mainland, and it is the first thing to get right.

We are not quoting a regional article number here. The regional regime is reported as published, the reference we found names no instrument, and a decree number quoted wrongly to a council is the owner’s problem, not ours. Ask the council and the regional directorate directly.

A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the census: at or above 10 per cent the area is a contention area, and between 5 and 10 per cent municipal regulations describe a relative one.

Civil liability cover is compulsory and it is the owner’s, not the manager’s. The policy runs to a minimum of EUR 75,000 per claim, and proof of it has to be filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer, and it is the single commonest thing we find missing.

The councils that decide this in the Azores are Ponta Delgada, Ribeira Grande, Angra do Heroismo, Horta, Santa Cruz das Flores, Santa Cruz da Graciosa, Velas and Madalena. The registration is municipal, so the answer for your street comes from one of them and from nobody else.

What is unusual about the Airbnb managers working in the Azores

Business models differ here more than the vacation rental management rates do, and the difference decides who is right for your property. Each note below comes from the company’s own website.

  • Green Vacations states Owned 100% by Mae de Deus – Associacao de Solidariedade Social, a charity that has supported children and young people at risk since 1855. The company states this itself; it is the only operator in this directory owned by a social-solidarity association.
  • Welcome Buddy states Sells destinations, experiences and retreats alongside accommodation, with an owner section routed through its Servicos page.
  • Vacation Home Management Azores states Also runs a Home Watch programme for empty properties and offers real estate services alongside management.

What to ask about the Alojamento Local before you sign

  • Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
  • Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
  • What happens to bookings already taken if the council changes the rules for your parish mid-contract.

How this list of short-term rental management companies was built

We started from the operators our own Azores town guides name, read each company’s own website – the homepage and the page written for owners, which on a Portuguese site is usually proprietarios or gestao de alojamento local rather than anything in English – and kept the ones that manage short-term lets for other people.

Companies letting on long leases were excluded even where they call themselves full-service property managers, because arrendamento de longa duracao is a different business. So were booking sites listing only their own homes. A company absent from this page is not a company we think badly of; it is one we could not confirm, and we would rather say so.

Disclosure: One Fine BnB is an Airbnb management company and competes with the companies named here. Every rate comes from the company’s own website and is dated August 2026. Rates change without notice – treat this as a snapshot, not a quote.

He built it to give a host with one to five listings the tools a manager with hundreds of properties already has.
