This guide explores Airbnb management companies serving Sao Jorge, Portugal. Five verified firms offer Airbnb property management for owners. One specifically names Sao Jorge on its website, three cover the Azores generally, and one claims nationwide service. Regarding pricing, only Green Vacations publishes rates: Basico 35% / Total 45%, while the other four provide no management fees upfront.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Sao Jorge Airbnb and short-term rental market
For a property owner in Sao Jorge considering Airbnb management, the landscape offers distinct choices. Welcome Buddy is the sole entity explicitly naming Sao Jorge on its own website, suggesting a more localised focus. Conversely, Green Vacations, GuestReady, and Vacation Home Management Azores cover the wider Azores region without specific mention of the island, implying a broader operational scope.
Da Home claims national coverage, presenting a different level of market reach. These distinctions are crucial when weighing which service might best understand and cater to the

5 Airbnb management companies compared for Sao Jorge
| Company | Published rate | Coverage, in its own words | What the rate buys | Scale, in its own words |
|---|---|---|---|---|
| One Fine BnB | From 20% (Full Service) or 10% (Partner Management) | Manages for owners internationally | Full Service is hands-off end to end; Partner Management is the remote work where the owner keeps their own local team. Rental revenue only, never guest-paid cleaning or taxes. One-time $500 onboarding retainer | Managing since 2010 |
| Welcome Buddy | Not published | Names Sao Jorge – The Azores: Sao Miguel, with Ponta Delgada, Ribeira Grande and Sao Jorge on our own city pages | No management rate published. The one page that looks like pricing is a WordPress listing-directory template – “29,99 EUR”, “9,99 EUR”, “Edit packages in WP Admin” -… | Publishes no figure |
| Green Vacations | Basico 35% / Total 45% | Covers the Azores – Sao Miguel in the Azores, based in Ponta Delgada | The highest published rates in this directory, and the clearest demonstration of why a headline percentage means nothing on its own. | GuestReady | Not published | Covers the Azores – Lisboa, Porto, Albufeira, Aveiro, Braga, Coimbra, Evora, Viana do Castelo, Madeira and the Azores | Confirms the shape without the number: “A GuestReady apresenta uma solucao baseada em comissoes para proprietarios, recolhendo uma comissao pela estadia de cada hospede”… | Operates across 7+ countries in Europe and the Middle East. Acquired BnbLord. |
| Vacation Home Management Azores | Not published | Covers the Azores – Sao Miguel in the Azores, around Ribeira Grande | Has a page titled Management Fees but publishes no figure on it. Its owner section is unusually explicit about the division of duties – separate pages for VHM… | Publishes no figure |
| Da Home | Not published | Claims the whole country – Grande Porto for full service, and platform-only management for “qualquer zona de Portugal” | No rate published; pricing comes after contact. | Publishes no figure |
Rates verified August 2026. “Not published” is a finding in itself: 4 of these 5 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 5 Airbnb managers, one by one
Welcome Buddy
Welcome Buddy offers Airbnb property management services in Sao Jorge, Portugal. The company states it also covers Sao Miguel, with specific city pages for Ponta Delgada and Ribeira Grande. Their management fee is not published, and pricing displayed on their site refers to directory listings, not their commission.
Welcome Buddy also promotes destinations, experiences, and retreats alongside accommodation, with an owner section accessible via their Servicos page.

Green Vacations
For property owners considering Airbnb property management in the Azores, one company states its market coverage encompasses the entire archipelago, though it does not specifically name Sao Jorge. This operator, wholly owned by the Mae de Deus – Associacao de Solidariedade Social charity, offers a Basico package at 35% and a Total package at 45%.
The latter, the highest published rates in this directory, explicitly includes services like cleaning, laundry, and professional check-ins that are often excluded in lower percentage quotes, demonstrating why comparing headline percentages alone can be misleading.

GuestReady
GuestReady does not explicitly name Sao Jorge within its operational markets, instead describing its service coverage as the Azores. This company offers Airbnb property management across 7+ countries in Europe and the Middle East, having acquired BnbLord.
Their property management model is based on commissions, with GuestReady stating they collect a commission for each guest stay, with the exact percentage provided upon request.

Vacation Home Management Azores
Vacation Home Management Azores states its market coverage as the Azores, and does not specifically name Sao Jorge. While their management fees are not published, they offer a detailed breakdown of responsibilities on separate pages for VHM and Owners. In addition to Airbnb property management, they also operate a Home Watch programme for unoccupied homes and provide real estate services.

Da Home
While Da Home does not specifically name São Jorge as a covered location, they offer platform-only Airbnb property management services for “qualquer zona de Portugal”. They position themselves as a “Boutique do Alojamento Local,” suggesting a personalised premium service rather than a high-volume approach. Their full-service market is Grande Porto.
Da Home states that their fee is not published, with pricing provided after initial contact.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Sao Jorge
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL Registration Compliance. Manager must demonstrate experience navigating the Camara Municipal’s AL registration process, including potential refusals in contention areas.
- VAT Transparency. Manager must clearly disclose whether their rates include or exclude VAT, preventing unexpected costs for the owner.
What we could not verify
4 of the 5 companies above do not publish a management rate anywhere on their own site: Welcome Buddy, GuestReady, Vacation Home Management Azores, Da Home. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
Coverage above is each company’s own claim, quoted from its own site. Where a company describes its market as the Azores rather than as Sao Jorge, this page says so instead of implying a local team. Until August 2026 it did not, and companies appeared here that state elsewhere they do not work in this part of Portugal.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Sao Jorge question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
