Airbnb Property Management Companies in Angra do Heroismo, Portugal

For owners seeking expert Airbnb property management in Angra do Heroismo, five verified companies offer comprehensive Airbnb management services. While four of these Airbnb management company options state they cover the Azores region broadly, and one claims nationwide coverage, only one explicitly details pricing.

Green Vacations publishes their rates as Basico 35% / Total 45%, making it the sole provider among these property manager selections to openly share their vacation rental management fees for rental management of short-term rental properties.

Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.

The Angra do Heroismo Airbnb and short-term rental market

For a property owner in Angra do Heroismo considering Airbnb management, the local market presents a specific challenge: no dedicated Airbnb management companies explicitly name Angra do Heroismo on their websites. This means you’ll be relying on broader Azorean or national coverage. Four companies cover the Azores without specifying Angra do Heroismo, suggesting a more generalised approach to management.

One company claims national coverage, further diluting any local focus. This lack of specific local presence means owners must carefully assess how well a general service will cater to the nuances of their Angra do Heroismo property.

The administrative requirements for short-term rentals, specifically the Alojamento Local registration, are significant. Obtaining an RNAL number through the Balcao Unico Eletronico can take up to 60 working days, or even 90 working days in a contention area where councils may refuse new registrations. Compulsory civil liability cover of at least EUR 75,000 per claim is also mandatory.

When considering management fees, Green Vacations publishes rates of Basico 35% / Total 45%, which provides a benchmark for the costs associated with outsourcing your Airbnb management, a decision made more complex by the absence of Angra do Heroismo-specific providers.

Rates verified August 2026. “Not published” is a finding in itself: 4 of these 5 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

Green Vacations

This Airbnb property management service covers the Azores, though it does not specifically name Angra do Heroismo. Owned 100% by Mae de Deus – Associacao de Solidariedade Social, a charity supporting children and young people since 1855, it is unique in this directory as an operator owned by a social-solidarity association. Their fees are Basico at 35% and Total at 45%.

The company states the 45% package includes cleaning, laundry, welcome basket, professional check-in/out, tourist taxes, invoicing, and SEF/SREA reporting, while the 35% Basico covers pricing, bookings, guest communication, invoicing, platform commissions, and official reporting.

GuestReady

GuestReady offers Airbnb property management across the Azores islands, though they do not specifically name Angra do Heroismo as a market. Operating in over 7 countries in Europe and the Middle East, GuestReady confirms a commission-based fee structure for owners, which is a commission per guest stay, with the exact percentage quoted on request as their fee is not published.

Vacation Home Management Azores

Vacation Home Management Azores states its market is the Azores, and does not name Angra do Heroismo. The company offers Airbnb property management services, and is unusually explicit about the division of duties between itself and owners, with separate pages detailing VHM Responsibility and Owners Responsibility, a clarity often absent in contracts.

While a page titled Management Fees exists, the company publishes no figure, and alongside its property management, it also runs a Home Watch programme for empty properties and offers real estate services.

Welcome Buddy

Welcome Buddy states its market as the Azores, not specifically naming Angra do Heroismo, and offers a comprehensive approach to Airbnb property management that extends beyond just accommodation. The company also promotes destinations, experiences, and retreats, with owners directed to their Servicos page for further information.

Their management rate is not published, and any pricing displayed appears to be for directory listings rather than property management services.

Da Home

For property owners in Angra do Heroismo considering Airbnb property management, Da Home offers platform-only management services for “qualquer zona de Portugal,” though they do not specifically name Angra do Heroismo. They position themselves as a “Boutique do Alojamento Local,” focusing on a personalised premium service. While Da Home’s fee is not published, pricing is provided after contact.

What a vacation rental management fee does not cover

These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.

  • The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
  • Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
  • The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
  • Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
  • Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
  • Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.

Alojamento Local decides more than the fee does

A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.

  • The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
  • Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
  • A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
  • Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
  • Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.

Three questions worth putting to any manager before signing:

  • Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
  • Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
  • What happens to bookings already taken if the council changes the rules for your parish mid-contract.

Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.

How to choose an Airbnb property manager in Angra do Heroismo

  • Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
  • Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
  • Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
  • AL Registration Expertise. Manager must demonstrate a proven ability to navigate the AL registration process, including understanding potential council restrictions in specific Azorean areas.
  • VAT Transparency. Manager must clearly communicate all fees, explicitly stating whether their advertised rates include or exclude VAT.

What we could not verify

4 of the 5 companies above do not publish a management rate anywhere on their own site: GuestReady, Vacation Home Management Azores, Welcome Buddy, Da Home. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.

No company we have verified names Angra do Heroismo on its own website. That is the honest state of this market, and it is why the coverage column above quotes each company’s own words rather than ours. Until August 2026 this page listed companies with no stated connection to Angra do Heroismo at all; they have been removed.

Where One Fine BnB fits

We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.

The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.

The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.

On the Angra do Heroismo question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.

Want to know what your property would earn?

Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
