Finding reliable Airbnb property management in Amarante can be challenging. This guide identifies six verified Airbnb management companies serving third-party owners with properties in Amarante, alongside six others covering Porto and the north.
Of these, three publish their management rates: Amarante Villas at No commission – net rates agreed per week and per season; Host Wise at 9-19% da receita; and SuperAnfitriões at Check-in EUR 20 each / Gestao de Reservas 10% / SuperAnfitriao 25%, all + IVA.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Amarante Airbnb and short-term rental market
For a property owner in Amarante considering Airbnb management, the local market presents a nuanced picture. While six companies cover Porto and the north, none explicitly name Amarante on their sites, suggesting a potential lack of hyper-localised service. This means owners must investigate whether these broader providers truly understand Amarante’s specific dynamics.
The Alojamento Local registration is a prerequisite, requiring 60 working days to obtain a number, or 90 working days in a contention area, during which a council might refuse new registrations, a factor to weigh when deciding on management timing. Compulsory civil liability cover of EUR 75,000 minimum per claim is also a vital consideration for any management choice.
When evaluating Airbnb management services, the published rates vary significantly. Amarante Villas offers “No commission – net rates agreed per week and per season”, a distinctive model. In contrast, Host Wise charges “9-19% da receita”, and SuperAnfitriões has a tiered structure: “Check-in EUR 20 each / Gestao de Reservas 10% / SuperAnfitriao 25%, all + IVA”.
Owners must carefully assess these differing fee structures, understanding that the absence of Amarante-specific companies might necessitate a more general approach to management, with the Alojamento Local licence being a foundational, yet time-consuming, step.

Rates verified August 2026. “Not published” is a finding in itself: 3 of these 6 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 6 Airbnb managers, one by one
Amarante Villas
While not specifically naming Amarante, Amarante Villas operates in northern Portugal and states more than 15 years’ experience. They offer a unique Airbnb property management model where owners agree on fixed net rates per week and season, with the company retaining any amount above that.
This means your income is fixed in advance, and they also provide up to 100% compensation for re-letting cancelled bookings, a security deposit from guests, and a 10% discount for owners staying in other Amarante Villas properties. They can also hold the Alojamento Local licence in their company name if preferred.

Da Home
Da Home offers Airbnb property management services, stating their market as Grande Porto for full service and “qualquer zona de Portugal” for platform-only management, though they do not specifically name Amarante. They position themselves as a “Boutique do Alojamento Local,” aiming for personalised premium service over volume. Their fee is not published, with pricing available only after initial contact.

Host Wise
Host Wise manages properties across Porto and the north of Portugal, though they do not specifically name Amarante. The company states it handles over 650 properties, achieving 80% occupancy and a 40% average increase in yield. Their Airbnb property management fee ranges from 9-19% of revenue, a structure they call “pay only for results”.
They also offer a “Guaranteed Profitability” option, providing a fixed monthly income after property valuation.

SuperAnfitriões
SuperAnfitriões does not name Amarante in its stated market coverage, focusing instead on Porto and the wider north. They offer transparent Airbnb property management with a clear pricing structure: EUR 20 per check-in, 10% for booking management, and 25% for their full “SuperAnfitrião” tier, all plus IVA. This top tier includes welcome services, linen, towels, and consumables.
SuperAnfitriões targets the upper-middle market, claiming revenue increases up to 120% higher than conventional letting from their own portfolio, with no long-term contract required.

Tons de Verde
Tons de Verde’s market description includes Porto and the north, rather than specifically naming Amarante. For Airbnb property management in this region, they state they offer a free consultation on decoration and fitting out, airport transfers, and 24-hour guest support. The company’s fee is not published on its public pages.

YourHost
YourHost operates in Porto e Norte de Portugal, and does not name Amarante specifically as a market. They describe their service as “completo, discreto e personalizado para proprietarios que pretendem rentabilizar os seus imoveis,” managing Airbnb and Booking.com listings for independent owners for both short and medium-term stays. Their fee is not published, though a pricing page is linked as “Plano precos”.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Amarante
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL Compliance Expertise. The manager must demonstrate specific knowledge of navigating Amarante’s local AL registration requirements, including potential contention area refusals, which is not a concern for long-term lets.
- VAT-Inclusive Pricing Transparency. The manager must provide clear, VAT-inclusive pricing structures, avoiding hidden costs often seen in short-term rental marketing, unlike standard long-let agreements.
What we could not verify
3 of the 6 companies above do not publish a management rate anywhere on their own site: Da Home, Tons de Verde, YourHost. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
No company we have verified names Amarante on its own website. That is the honest state of this market, and it is why the coverage column above quotes each company’s own words rather than ours. Until August 2026 this page listed companies with no stated connection to Amarante at all; they have been removed.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Amarante question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
