Navigating Aveiro’s thriving short-term rental market can be complex, but seven verified companies offer professional Airbnb management services for third-party owners. While one names Aveiro specifically on its website, six others mention coverage of Porto and the north without explicit local detail.
Of these property managers, three publish their rates – Amarante Villas with net rates, Host Wise at 9-19% da receita, and SuperAnfitriões with detailed fees – while four provide no public pricing for their vacation rental management or rental management solutions.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Aveiro Airbnb and short-term rental market
For a property owner in Aveiro considering Airbnb management, the landscape presents a clear divergence. While one management company explicitly names Aveiro on its site, indicating a focused presence, a larger group of six cover the wider Porto and northern region without specific mention of Aveiro.
This distinction is crucial; an owner must weigh whether a dedicated Aveiro service or a broader regional coverage better suits their property’s needs and their expectations for local expertise.
Furthermore, the operational realities of short-term letting in Aveiro necessitate understanding the Alojamento Local licence, requiring registration through the Balcao Unico Eletronico. This process can take up to 60 working days, or 90 working days in a contention area, and councils can refuse new registrations. Owners must also factor in compulsory civil liability cover of a minimum EUR 75,000 per claim.
Management fees vary significantly, from Amarante Villas’ agreement of net rates per week and season, to Host Wise’s 9-19% da receita, and SuperAnfitriões’ tiered structure of Check-in EUR 20 each / Gestao de Reservas 10% / SuperAnfitriao 25%, all + IVA.

Rates verified August 2026. “Not published” is a finding in itself: 4 of these 7 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 7 Airbnb managers, one by one
GuestReady
GuestReady offers Airbnb property management services in Aveiro, stating they operate on a commission-based model for property owners, with a fee collected per guest stay which is quoted on request. This company, which has acquired BnbLord, claims to operate across 7+ countries in Europe and the Middle East, and lists Aveiro among its key Portuguese markets alongside Lisbon, Porto, and others.

Amarante Villas
Amarante Villas focuses its Airbnb property management services on the Algarve around Carvoeiro, the Lisbon coast, and northern Portugal, with its office located in Carvoeiro; they do not specifically name Aveiro.
With over 15 years operating in Portugal, they offer a unique fee structure, stating they work on net rates agreed per week and per season, meaning owners receive a fixed payment and the agency’s margin is anything above that agreed rate. Amarante Villas also offers up to 100% compensation for un-re-let cancellations and can hold the Alojamento Local licence in their own company name.

Da Home
Da Home does not name Aveiro as a service area, stating its market for full-service Airbnb property management is Grande Porto, and platform-only management is available for any area of Portugal. They position themselves as a “Boutique do Alojamento Local,” aiming for a personalised, premium service rather than high volume. Regarding fees, Da Home states no rate is published; pricing comes after contact.

Host Wise
Host Wise states its market as Porto and the north, and does not mention Aveiro. They offer Airbnb property management with a commission fee of 9-19% of revenue, described as “pay only for results”. The company also offers a “guaranteed profitability” model for a fixed monthly income, which functions differently from their commission-based structure.
Host Wise claims to manage 650+ properties, achieving 80% occupancy and a 40% average increase in yield. Their services cover Alojamento Local management, tourist-enterprise, and hotel asset management.

SuperAnfitriões
SuperAnfitriões focuses its Airbnb property management services on Greater Porto, and does not name Aveiro within its stated market coverage of Porto and the north.
They describe themselves as targeting the upper-middle end of the market, offering a clear pricing structure: EUR 20 per check-in, 10% for booking management, and 25% for their full SuperAnfitriao tier which includes welcome services, linen, towels, and consumables, all plus IVA.
The company claims its managed properties achieve up to 120% higher revenue than conventional letting, and over 300% in peak months, with no contract of permanence.

Tons de Verde
Tons de Verde does not specifically name Aveiro as a service area; instead, they describe their market as Porto and the north of Portugal. This property management company offers free consultation on decoration and fitting out, airport transfers, and 24-hour guest support. Their fee is not published on public pages.

YourHost
YourHost operates in Porto e Norte de Portugal, and does not explicitly name Aveiro in its service areas. In its own words, the company “Oferecemos um servico completo, discreto e personalizado para proprietarios que pretendem rentabilizar os seus imoveis,” managing Airbnb and Booking.com listings for independent owners. Their fee structure is not published on public pages, though a “Plano precos” link exists.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Aveiro
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL Registration Expertise. Manager must understand AL registration nuances, including potential council refusal in Aveiro’s contention areas, and manage the comunicacao previa process effectively.
- VAT Compliance Awareness. Manager must clearly disclose VAT inclusion in pricing, avoiding hidden charges for guests, and ensure correct invoicing for bookings.
What we could not verify
4 of the 7 companies above do not publish a management rate anywhere on their own site: GuestReady, Da Home, Tons de Verde, YourHost. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
Coverage above is each company’s own claim, quoted from its own site. Where a company describes its market as Porto and the north rather than as Aveiro, this page says so instead of implying a local team. Until August 2026 it did not, and companies appeared here that state elsewhere they do not work in this part of Portugal.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Aveiro question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
