Finding reliable Airbnb property management for your Graciosa home can be a challenge. This guide identifies five verified Airbnb management companies offering vacation rental management services for third-party owners on the island. While four cover the Azores generally and one claims nationwide coverage, only one of these five, Green Vacations, publishes management rates: Basico 35% / Total 45%.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Graciosa Airbnb and short-term rental market
For a property owner on Graciosa considering Airbnb management, the current market presents a distinct challenge. Crucially, none of the major management companies explicitly name Graciosa on their own websites. This means that while four companies, Green Vacations, GuestReady, Vacation Home Management Azores, and Welcome Buddy, state they cover the Azores generally, none offer a localised Graciosa-specific service.
This lack of tailored coverage for your island implies that owners may need to rely on broader Azorean or even nationwide services, like Da Home, potentially leading to a less specialised approach to your property’s unique needs and marketing.
Furthermore, the administrative hurdles for short-term rentals are significant. Obtaining the mandatory Alojamento Local registration, which requires an RNAL number issued via the Balcao Unico Eletronico, can take up to 60 working days, extending to 90 working days if your property is located in a contention area. Councils can also refuse new registrations in such areas.
Coupled with compulsory civil liability cover of a minimum EUR 75,000 per claim, the investment in compliance is substantial. When reviewing management fees, such as Green Vacations’ published rates of “Basico 35% / Total 45%”, owners must weigh these costs against the value of a service that, while covering the Azores, doesn’t specifically advertise for Graciosa.

5 Airbnb management companies compared for Graciosa
| Company | Published rate | Coverage, in its own words | What the rate buys | Scale, in its own words |
|---|---|---|---|---|
| One Fine BnB | From 20% (Full Service) or 10% (Partner Management) | Manages for owners internationally | Full Service is hands-off end to end; Partner Management is the remote work where the owner keeps their own local team. Rental revenue only, never guest-paid cleaning or taxes. One-time $500 onboarding retainer | Managing since 2010 |
| Green Vacations | Basico 35% / Total 45% | Covers the Azores – Sao Miguel in the Azores, based in Ponta Delgada | The highest published rates in this directory, and the clearest demonstration of why a headline percentage means nothing on its own. The 45% Total package explicitly… | Publishes no figure |
| GuestReady | Not published | Covers the Azores – Lisboa, Porto, Albufeira, Aveiro, Braga, Coimbra, Evora, Viana do Castelo, Madeira and the Azores | Confirms the shape without the number: “A GuestReady apresenta uma solucao baseada em comissoes para proprietarios, recolhendo uma comissao pela estadia de cada hospede”… | Operates across 7+ countries in Europe and the Middle East. Acquired BnbLord. |
| Vacation Home Management Azores | Not published | Covers the Azores – Sao Miguel in the Azores, around Ribeira Grande | Has a page titled Management Fees but publishes no figure on it. Its owner section is unusually explicit about the division of duties – separate pages for VHM… | Publishes no figure |
| Welcome Buddy | Not published | Covers the Azores – The Azores: Sao Miguel, with Ponta Delgada, Ribeira Grande and Sao Jorge on our own city pages | No management rate published. The one page that looks like pricing is a WordPress listing-directory template – “29,99 EUR”, “9,99 EUR”, “Edit packages in WP Admin” -… | Publishes no figure |
| Da Home | Not published | Claims the whole country – Grande Porto for full service, and platform-only management for “qualquer zona de Portugal” | No rate published; pricing comes after contact. | Publishes no figure |
Rates verified August 2026. “Not published” is a finding in itself: 4 of these 5 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 5 Airbnb managers, one by one
Green Vacations
This Airbnb property management company focuses on the Azores, rather than naming Graciosa specifically. They offer two fee structures: a Basico at 35% and a Total package at 45%. The company states the 45% Total package explicitly includes services like cleaning, laundry, welcome baskets, professional check-in/out, tourist taxes, invoicing, and all official reporting, alongside booking platform commissions.
Their Basico package covers pricing, bookings, guest communication, invoicing, platform commissions, and official reporting, but excludes on-site work. Notably, this operator is 100% owned by Mae de Deus – Associacao de Solidariedade Social, a charity supporting children and young people since 1855.

GuestReady
GuestReady offers Airbnb property management services, and while they operate across 7+ countries in Europe and the Middle East, they specifically list their markets in Portugal as including the Azores, but do not name Graciosa itself. Their property management approach is based on commissions, where they collect a fee for each guest stay, with the specific percentage quoted on request.

Vacation Home Management Azores
Vacation Home Management Azores states its market as the Azores, not specifically Graciosa, and focuses around Ribeira Grande on São Miguel. While their management fees page is available, no figure is published. They are unusually explicit about responsibilities, with separate pages detailing VHM Responsibility and Owners Responsibility, clarifying duties often left vague in contracts.
Beyond Airbnb property management, they also offer a Home Watch programme for empty properties and real estate services.

Welcome Buddy
Welcome Buddy states its market focus as the Azores, specifically mentioning São Miguel with Ponta Delgada, Ribeira Grande, and São Jorge, but does not name Graciosa as a service area. This Airbnb property management company also promotes destinations, experiences, and retreats, alongside accommodation, with an owner section accessible via its Servicos page.
Their management rate is not published; pricing information found appears to relate to directory listings rather than property management commissions.

Da Home
For property owners seeking Airbnb property management services, Da Home explicitly states its platform-only management is available for “qualquer zona de Portugal,” though Graciosa is not specifically named. This company positions itself as a “Boutique do Alojamento Local,” aiming to provide a personalised, premium service rather than high volume. Their fee is not published, with pricing disclosed only after initial contact.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Graciosa
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL Registration Expertise. Manager must demonstrate knowledge of Graciosa’s AL registration nuances and potential council refusals, a requirement absent in long-term rentals.
- Remote Management Capability. Manager must be adept at handling remote communication and portal submissions like Gov.pt for compulsory insurance, essential for island properties.
What we could not verify
4 of the 5 companies above do not publish a management rate anywhere on their own site: GuestReady, Vacation Home Management Azores, Welcome Buddy, Da Home. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
No company we have verified names Graciosa on its own website. That is the honest state of this market, and it is why the coverage column above quotes each company’s own words rather than ours. Until August 2026 this page listed companies with no stated connection to Graciosa at all; they have been removed.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Graciosa question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
Book a 15-minute consultationNo obligation. We will tell you if your property is not a fit.
