For owners seeking Airbnb property management on Flores, Portugal, five verified companies offer Airbnb management services. Four of these claim to cover the Azores generally, while one states nationwide coverage.
Regarding pricing, one company, Green Vacations, publishes its rates: Basico 35% / Total 45%, with the other four not disclosing their management fees for vacation rental management or general rental management of short-term rentals.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Flores Airbnb and short-term rental market
For a property owner on Flores considering Airbnb management, the landscape is notably underdeveloped locally. Crucially, no companies explicitly name Flores on their own websites, meaning owners must look to broader regional or national coverage.
This absence of dedicated local providers suggests a potential gap in specialised services tailored to the island’s unique market dynamics, forcing owners to evaluate companies that cover the Azores more generally.
When selecting an Airbnb management service, understand that four companies cover the Azores without specific mention of Flores, while one claims nationwide coverage. This distinction is vital for owners seeking truly localised expertise versus a more generalised approach.
Be aware of published rates, such as Green Vacations’ “Basico 35% / Total 45%.” Remember that obtaining the mandatory Alojamento Local registration, requiring an RNAL number, can take up to 60 working days, or 90 working days in a contention area, and council refusal is possible, alongside compulsory civil liability cover of EUR 75,000 minimum.

5 Airbnb management companies compared for Flores

|---|---|---|---|---|
| One Fine BnB | From 20% (Full Service) or 10% (Partner Management) | Manages for owners internationally | Full Service is hands-off end to end; Partner Management is the remote work where the owner keeps their own local team. | Green Vacations | Basico 35% / Total 45% | Covers the Azores – Sao Miguel in the Azores, based in Ponta Delgada | The highest published rates in this directory, and the clearest demonstration of why a headline percentage means nothing on its own. | Welcome Buddy | Not published | Covers the Azores – The Azores: Sao Miguel, with Ponta Delgada, Ribeira Grande and Sao Jorge on our own city pages | No management rate published. The one page that looks like pricing is a WordPress listing-directory template – “29,99 EUR”, “9,99 EUR”, “Edit packages in WP Admin” -… | Publishes no figure |
| Da Home | Not published | Claims the whole country – Grande Porto for full service, and platform-only management for “qualquer zona de Portugal” | No rate published; pricing comes after contact. | Publishes no figure |
Rates verified August 2026. “Not published” is a finding in itself: 4 of these 5 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 5 Airbnb managers, one by one
Green Vacations
For property owners in Flores considering Airbnb property management, it’s important to note that this company states its market is the Azores, based in Ponta Delgada, and does not name Flores specifically. They offer two fee structures: Basico at 35% and Total at 45%.
The company says the 45% package includes services often excluded by lower quoted fees, such as cleaning, laundry, and guest check-in/out, while the 35% covers pricing, bookings, and reporting but not on-site tasks. Uniquely, this Airbnb management service is 100% owned by Mae de Deus – Associacao de Solidariedade Social, a charity established in 1855.

GuestReady
GuestReady operates as an Airbnb property management service across 7+ countries in Europe and the Middle East, stating its market includes the Azores but does not specifically mention Flores. They offer a commission-based solution for property owners, collecting a commission per guest stay, with the exact percentage available on request.
Having acquired BnbLord, GuestReady has expanded its reach in Portugal to cities like Lisbon and Porto.

Vacation Home Management Azores
Vacation Home Management Azores states its market is Sao Miguel in the Azores, around Ribeira Grande, and does not name Flores in its coverage. While the fee is not published, their website features a page dedicated to management fees, and the owner section is unusually explicit about the division of duties, with separate pages for VHM Responsibility and Owners Responsibility.
Alongside Airbnb property management, they also run a Home Watch programme for empty properties and offer real estate services.

Welcome Buddy
Welcome Buddy states its market is the Azores, specifically mentioning São Miguel, Ponta Delgada, Ribeira Grande, and São Jorge, and does not name Flores as a covered location. This Airbnb property management company focuses on selling destinations, experiences, and retreats alongside accommodation, with their services for owners accessible via a Servicos page.
The specific management rate is not published, and any figures like “29,99 EUR” or “9,99 EUR” on their website appear to refer to directory listings rather than their commission structure.

Da Home
For property owners considering Airbnb property management, Da Home states it offers platform-only management for “qualquer zona de Portugal”, though it does not specifically name Flores in its coverage. While they focus on a personalised, premium service, positioning themselves as a “Boutique do Alojamento Local,” their fee structure is not published, with pricing available only after direct contact.
They highlight Grande Porto for their full-service offering.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Flores
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL Compliance. Manager must demonstrate proactive understanding and management of AL registration requirements, including navigating potential refusals in contention areas.
- VAT Awareness. Manager must clearly disclose and manage all applicable VAT charges, ensuring transparent pricing for both owner and guests.
What we could not verify
4 of the 5 companies above do not publish a management rate anywhere on their own site: GuestReady, Vacation Home Management Azores, Welcome Buddy, Da Home. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
No company we have verified names Flores on its own website. That is the honest state of this market, and it is why the coverage column above quotes each company’s own words rather than ours. Until August 2026 this page listed companies with no stated connection to Flores at all; they have been removed.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Flores question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
Book a 15-minute consultationNo obligation. We will tell you if your property is not a fit.
