Finding reliable Airbnb property management in Machico can be a challenge. This guide identifies eight verified companies offering Airbnb management services for third-party owners with properties in the area. Only one company explicitly names Machico on its website, while six cover Madeira broadly, and one claims nationwide service.
Regarding pricing, two of the eight companies publish their management rates: Host Wise at 9-19% da receita, and Off Limits Madeira at 19% of the gross booking cost, plus IVA.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Machico Airbnb and short-term rental market
For a property owner in Machico considering professional Airbnb management, the landscape reveals distinct operational and marketing considerations. While only one management company explicitly names Machico on its website, six others cover Madeira more broadly, suggesting a wider pool of potential services but requiring owners to verify local expertise.
A significant portion of the market, one company, claims national coverage, which might dilute a specific focus on Machico’s unique appeal. This disparity in targeted advertising highlights the importance of selecting a service that truly understands the Machico short-term rental niche to maximise your property’s potential.
Furthermore, the regulatory environment for operating an Alojamento Local in Machico necessitates careful attention to detail. Obtaining the required RNAL number through the Balcao Unico Eletronico can take up to 60 working days, or 90 working days if the property is in a contention area, and councils may refuse new registrations in such zones.
Management fees vary, with Host Wise offering 9-19% da receita and Off Limits Madeira charging 19% of the gross booking cost, plus IVA. Owners must also ensure compulsory civil liability cover of EUR 75,000 minimum per claim, adding another layer of operational complexity that a specialised Airbnb management service can help navigate.

Rates verified August 2026. “Not published” is a finding in itself: 6 of these 8 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Machico
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL registration compliance. Manager must demonstrate a thorough understanding of and adherence to the AL registration process in Machico, including navigating potential council refusals in contention zones.
- VAT transparency. Manager must clearly disclose all fees, including VAT, upfront to avoid disputes and ensure compliance with Portuguese tax regulations.
What we could not verify
6 of the 8 companies above do not publish a management rate anywhere on their own site: Homie, Gestao de Alojamento Local, GuestReady, LovelyStay, Sofliana, Da Home. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
Coverage above is each company’s own claim, quoted from its own site. Where a company describes its market as Madeira rather than as Machico, this page says so instead of implying a local team. Until August 2026 it did not, and companies appeared here that state elsewhere they do not work in this part of Portugal.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Machico question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
