Navigating the world of Airbnb property management in Mafra presents several options for owners. Three verified companies offer Airbnb management services for third-party owners with properties in the area. Of these, one explicitly names Mafra on its website, another covers the Lisbon area broadly, and the third claims nationwide coverage.
When considering a property manager or vacation rental management, note that two of these three companies publish their rental management rates: MasterHost lists Basic 10% / Full 12% / Premium 15% per booking, while Amarante Villas offers net rates agreed per week and per season.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Mafra Airbnb and short-term rental market
For a property owner in Mafra contemplating Airbnb management, the local market presents distinct choices. MasterHost explicitly names Mafra on its site, offering tiered services with stated rates: Basic 10%, Full 12%, and Premium 15% per booking. This direct focus suggests specialised knowledge of the immediate area.
In contrast, Amarante Villas covers the Lisbon area without specifically mentioning Mafra, and their model avoids commission, instead agreeing net rates per week and per season. A third entity claims to cover the whole country, though their specific Mafra expertise remains less clear.
Beyond choosing a management company, securing the necessary Alojamento Local registration is paramount. This requires obtaining an RNAL number via the Balcao Unico Eletronico, a process that can take up to 60 working days, or potentially 90 working days if Mafra is deemed a contention area. Councils can refuse new registrations in such zones, adding a layer of complexity to the timing of rental readiness.
Furthermore, owners must ensure compulsory civil liability cover of at least EUR 75,000 per claim, a crucial but separate requirement from the management service itself.

3 Airbnb management companies compared for Mafra
| Company | Published rate | Coverage, in its own words | What the rate buys | Scale, in its own words |
|---|---|---|---|---|
| One Fine BnB | From 20% (Full Service) or 10% (Partner Management) | Manages for owners internationally | Full Service is hands-off end to end; Partner Management is the remote work where the owner keeps their own local team. Rental revenue only, never guest-paid cleaning or taxes. One-time $500 onboarding retainer | Managing since 2010 |
| MasterHost | Lisbon: Basic 10% / Full 12% / Premium 15% per booking | Names Mafra – Says it serves all 18 municipalities of the Grande Area Metropolitana de Lisboa, naming Lisbon, Sintra, Cascais, Loures, Amadora, Almada, Oeiras, Seixal, Odivelas, Vila Franca… | Publishes a three-tier price list per city, and prices Lisbon below its home market: Basic 10%, Full 12%, Premium 15% in Lisbon against 12/15/18% in Vancouver. Also… | States 300+ properties in Lisbon and operation in the market since 2015. |
| Amarante Villas | No commission – net rates agreed per week and per season | Covers the Lisbon area – The Algarve around Carvoeiro, plus the Lisbon coast and northern Portugal, with the office in Carvoeiro | Its partner agency states the model in the clearest terms anyone in this directory manages: “we work not on a commission basis, but on NET to the property owner price… | States more than 15 years operating in Portugal. |
| Da Home | Not published | Claims the whole country – Grande Porto for full service, and platform-only management for “qualquer zona de Portugal” | No rate published; pricing comes after contact. | Publishes no figure |
Rates verified August 2026. “Not published” is a finding in itself: 1 of these 3 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 3 Airbnb managers, one by one
MasterHost
MasterHost offers Airbnb property management services in Mafra, as part of its operations across the Grande Area Metropolitana de Lisboa, a market it has served since 2015. While based in Vancouver, its Lisbon pricing is presented at 10% for Basic, 12% for Full, and 15% for Premium services per booking.
The company states owners retain their Airbnb accounts and receive direct payments from the platform, with no fixed-term contracts.

Amarante Villas
Amarante Villas operates in the Lisbon area and northern Portugal, though it does not specifically name Mafra. They offer a unique Airbnb property management model where owners agree on fixed net rates per week and season, with the company retaining any income above that agreed price.
Amarante Villas states this means owners’ income is fixed in advance, and they also offer up to 100% compensation for certain cancelled bookings. The company has over 15 years of operating history in Portugal.

Da Home
Da Home offers platform-only Airbnb property management for qualquer zona de Portugal, though they do not specifically name Mafra. They position themselves as a “Boutique do Alojamento Local,” aiming to provide a personalised, premium service rather than focusing on high volume. Their fee structure is not published and pricing is provided after initial contact.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Mafra
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL Compliance Expertise. Manager must prove robust understanding of Mafra’s specific AL registration requirements, including navigating potential council refusals in contention areas.
- Insurance Verification Responsibility. Manager must demonstrate established procedures for ensuring and filing proof of compulsory civil liability insurance via Portal Gov.pt.
What we could not verify
1 of the 3 companies above do not publish a management rate anywhere on their own site: Da Home. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
Coverage above is each company’s own claim, quoted from its own site. Where a company describes its market as the Lisbon area rather than as Mafra, this page says so instead of implying a local team. Until August 2026 it did not, and companies appeared here that state elsewhere they do not work in this part of Portugal.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Mafra question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
