14 Airbnb Management Companies in The Algarve (2026)

We have verified 14 Airbnb management companies working in the Algarve and checked each one on its own website before listing it. This page compares them across the whole region; the town pages below compare them street by street.

Some of them sell full vacation rental management and some sell a narrow remote service under the same words, so read what a short-term rental contract here actually buys before you read the percentage.

What the Airbnb management rates in the Algarve actually say

In peak season the binding constraint is cleaners, not demand. Ask how many properties one turnover team covers on a Saturday in August before you ask about the commission.

The published rates in the Algarve run between 15% and 25%. That is a wider band than it looks, because the cheaper tiers usually buy listing, pricing and messaging while the expensive ones buy the turnover as well.

7 of the 14 publish no rate at all. That is not always evasion. Coral Algarve states the reason plainly: No rate published, because the headline offer is not a commission.

Coverage is the other half of the comparison. Of the 14 companies above, 9 name towns only in the Algarve; 5 also name towns elsewhere in Portugal. A company that works across half the country is not automatically worse – but ask who drives to your property, and from where. Short-term rental management is attendance before it is anything else.

What Alojamento Local means for an Airbnb in the Algarve

Every Airbnb in Portugal needs an Alojamento Local registration before it can be advertised at all. It is filed electronically as a comunicacao previa com prazo by the titular da exploracao and it produces an RNAL number, which the booking platforms are required to display on the listing.

The council has 60 working days to oppose, or 90 working days where the address sits in a contention area. Silence is consent: the number issues if the Camara Municipal does not object inside that window.

There is no separate regional regime on the mainland, so the answer that matters is municipal. Decreto-Lei n.o 76/2024 returned control of contention areas to the municipalities and let them regulate and inspect AL locally. A council may declare a freguesia or a bairro a contention area, and it may refuse new registrations there.

The ratio is AL establishments against permanent dwellings in the census: at or above 10 per cent the area is a contention area, and between 5 and 10 per cent municipal regulations describe a relative one.

Civil liability cover is compulsory and it is the owner’s, not the manager’s. The policy runs to a minimum of EUR 75,000 per claim, and proof of it has to be filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer, and it is the single commonest thing we find missing.

The councils that decide this in the Algarve are Albufeira, Faro, Lagos, Loule, Olhao, Portimao, Silves, Tavira, Vila Real de Santo Antonio and Aljezur. The registration is municipal, so the answer for your street comes from one of them and from nobody else.

What is unusual about the Airbnb managers working in the Algarve

Business models differ here more than the vacation rental management rates do, and the difference decides who is right for your property. Each note below comes from the company’s own website.

  • Coral Algarve states Its demand mix is not pure tourism: it states it works with nationwide businesses, airports and hospitals housing employees, cabin crew and doctors, plus insurance-funded stays. That is corporate and relocation demand, which behaves differently from holiday bookings across the season.
  • Amarante Villas states Will hold the Alojamento Local licence in its own company name if the owner prefers. That is convenient and it is also the single hardest thing to unwind when you leave – ask what happens to the registration on termination before agreeing to it.
  • The Albufeira Concierge states Full AL management including licence and insurance support. Its site argues the case against long-term letting directly, citing a 2019 Deco Proteste survey in which only 54% of respondents said traditional letting turned a profit.
  • Enjoy Your Stay states Explicitly sells the mid-term route as the answer for owners without an AL licence – “No ALOJAMENTO LOCAL licence, no problem” – which is a real regulatory position, not a marketing line.

What to ask about the Alojamento Local before you sign

  • Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
  • Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
  • What happens to bookings already taken if the council changes the rules for your parish mid-contract.

How this list of short-term rental management companies was built

We started from the operators our own Algarve town guides name, read each company’s own website – the homepage and the page written for owners, which on a Portuguese site is usually proprietarios or gestao de alojamento local rather than anything in English – and kept the ones that manage short-term lets for other people.

Companies letting on long leases were excluded even where they call themselves full-service property managers, because arrendamento de longa duracao is a different business. So were booking sites listing only their own homes. A company absent from this page is not a company we think badly of; it is one we could not confirm, and we would rather say so.
