Airbnb Property Management Companies in Faro, Portugal

Faro offers numerous options for Airbnb property management. Fourteen verified companies offer Airbnb management services and vacation rental management for third-party owners with a bearing on Faro. Five name Faro on their websites, eight cover the Algarve, and one claims national coverage. Of these, seven publish a management rate, including Enjoy Your Stay at 25% excl.

tax for short-term rentals, while seven publish no rate.

Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.

The Faro Airbnb and short-term rental market

Navigating the Faro Airbnb management market presents property owners with distinct choices based on specialisation. Five companies explicitly name Faro on their websites, suggesting a focused understanding of the local short-term rental landscape. This can be crucial for owners seeking tailored strategies that leverage Faro’s unique appeal, potentially leading to more effective marketing and guest management.

The Alojamento Local registration, a mandatory licence requiring a RNAL number issued via the Balcao Unico Eletronico, can take up to 60 working days to obtain, or 90 working days in a contention area where councils may refuse new registrations, adding a layer of complexity to the initial setup.

Alternatively, eight companies cover the broader Algarve region without specific mention of Faro, and one claims national coverage. These broader services might offer a wider operational reach but could lack the granular, location-specific expertise that a Faro-named competitor provides. When considering management fees, property owners will find a range of options, from Enjoy Your Stay at “25% excl.

tax short-term”, The Albufeira Concierge at “25% + IVA”, to Bed and Sun’s “Gestao Online 7% / Gestao Completa 20% / Gestao Extra +3%”. Alojoeste offers “15% de comissao (Gestao Digital) / Servico Completo caso a caso”, while Host Wise charges “9-19% da receita”. Vista Algarve presents “Tailor-made 150 euros per month / Premium 15% + 100 euros per month / ad hoc from 25 euros per hour”.

Amarante Villas operates on “No commission – net rates agreed per week and per season”. Compulsory civil liability cover of a minimum EUR 75,000 per claim is also a vital consideration.

The 14 Airbnb managers, one by one

Coral Algarve

Coral Algarve offers Airbnb property management services across the Algarve, including Faro. They present a unique headline offer beyond a standard commission, proposing four distinct arrangements: becoming your tenant with guaranteed rent, managing short-term lets with variable returns, setting up your property through their interior design arm, or purchasing your property outright.

Notably, Coral Algarve states their demand mix isn’t purely tourism, but also includes corporate and relocation stays for businesses, airports, and hospitals, which may behave differently from seasonal holiday bookings. Their fee is not published.

Enjoy Your Stay

Enjoy Your Stay offers comprehensive Airbnb property management services across the eastern and central Algarve, including Faro. They stand out by publishing rates for three different letting horizons: 25% excl. tax for short-term lets, 18% for mid-term lets of 1 to 11 months aimed at digital nomads, and 7% + rent for long-term rentals.

Notably, Enjoy Your Stay explicitly markets their mid-term option as a solution for owners without an Alojamento Local licence. Guests cover cleaning and laundry costs, and owners pay a 123 euro VAT fee annually for administrative assistance.

Amarante Villas

Amarante Villas operates its Airbnb property management service across the Algarve, Lisbon coast, and northern Portugal, with their office located in Carvoeiro, and does not specifically name Faro in its coverage. When considering Airbnb property management services in the Algarve region of Portugal, one company states its operational area as the entire Algarve, rather than specifically naming Faro. What a vacation rental management fee does not cover

These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.

  • The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
  • Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
  • The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
  • Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
  • Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
  • Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.

Alojamento Local decides more than the fee does

A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.

  • The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
  • Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
  • A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
  • Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
  • Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.

Three questions worth putting to any manager before signing:

  • Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
  • Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
  • What happens to bookings already taken if the council changes the rules for your parish mid-contract.

Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.

How to choose an Airbnb property manager in Faro

  • Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
  • Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
  • Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
  • AL Registration Compliance. Manager must demonstrate robust knowledge and experience navigating Faro’s specific AL registration process and potential council refusals in contention areas.
  • VAT Transparency. Manager must clearly outline all fees, explicitly stating whether their advertised rates include or exclude VAT to avoid hidden costs.

What we could not verify

7 of the 14 companies above do not publish a management rate anywhere on their own site: Coral Algarve, Gestao de Alojamento Local, Rental Valley, Algarve Rentals Management, LovelyStay, My Choice, Da Home. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.

Coverage above is each company’s own claim, quoted from its own site. Where a company describes its market as the Algarve rather than as Faro, this page says so instead of implying a local team. Until August 2026 it did not, and companies appeared here that state elsewhere they do not work in this part of Portugal.

Where One Fine BnB fits

We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.

The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.

The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.

On the Faro question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.

Want to know what your property would earn?

Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
