Two companies offer comprehensive Airbnb management and short-term rental management bookings for third-party owners in Pattaya, and both provide sufficient information for verification. Critically, neither company publishes a management rate on its website.
The primary differentiator for owners selecting a service in this market is property type, as the significant costs outside of commission are entirely distinct for condominiums versus pool villas.

The Pattaya Airbnb and short-term rental market
For a property owner in Pattaya contemplating an Airbnb management service, the landscape presents a clear dichotomy. Apartments and condominiums, prevalent along the beach road and in Jomtien, are distinct from inland pool villas. This difference is crucial: while villas require services like pool maintenance and gardening, condominiums are subject to building fees.
The legal reality of short-term lets under 30 nights, classified as hotel business under the Hotel Act B.E. 2547, mandates a hotel licence, a hurdle most standard residential properties cannot clear, unless the building itself holds one.
This legal framework fundamentally influences management decisions. An owner must carefully consider whether their property type aligns with the licensing requirements and factor in the differing operational demands of a villa versus a condominium.
The absence of published management rates from any operator means owners must actively engage to understand the costs associated with entrusting their property to an Airbnb management service, ensuring the chosen provider can navigate the regulatory complexities and address the specific maintenance needs of their unique asset.

For Pattaya property owners seeking Airbnb management, MyBnbFactory, operating since 2015, offers a distinctive approach across Thailand’s key tourist hubs, including your city. They present a Monthly Rental Guarantee, providing a fixed income, alongside commission-based management, and a digital co-hosting option for those with local assistance.

Lazudi
Lazudi, operating in Pattaya and other key Thai locations, presents a unique proposition for property owners. They state that since 2017 they have facilitated over one million guest nights and managed more than 1,000 properties across Thailand, with local teams in Pattaya. Their management fee is not published and terms are quoted after contact.
Importantly, Lazudi functions as a property portal with an attached management arm, meaning their incentives can extend beyond just occupancy, as they also aim to transact assets.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is. On a Pattaya villa they are the reason a flat inclusive rate can beat a cheaper percentage.
- Pool and garden, on a villa. A private pool needs chemical balancing and cleaning several times a week, and tropical planting grows back in weeks. Neither is inside a commission.
- Building fees, on a condominium. The juristic person’s monthly charge is the owner’s and does not pause when the unit is empty.
- The turnover clean. Scaled to the property. A three-bedroom pool villa and a one-bedroom beach-road condo are not the same job.
- Linen and consumables. Some operators include these and some invoice them. Ask which, in writing.
- Maintenance call-outs. Almost universally billed at cost.
The Hotel Act decides more than the fee does
Under the Hotel Act B.E. 2547, accommodation let to transient guests for fewer than 30 nights is hotel business and needs a hotel licence. A standard condominium or a villa on residential land generally cannot hold one. This is not a detail that sits below the fee question – it sits above it.
- A let of 30 nights or more is outside the Act. This is why monthly rental is the model several Thai operators lead with.
- Some buildings do hold a hotel licence, and units inside them can be let nightly. Whether yours does is a question for the juristic person, in writing, before any management contract is signed.
- No management company can grant a licence, and none of the six below claims to. An operator that tells you the rule is not enforced is describing enforcement, not law.
Nothing here is legal advice. The position of a specific building is a question for a Thai lawyer and for the building’s own juristic person.
How to choose an Airbnb property manager in Pattaya
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- Ask how the property is let. Nightly, monthly or a fixed rent to the owner are three different businesses with three different risk profiles.
- Licensing Compliance. The manager must have demonstrable expertise in navigating Thailand’s Hotel Act B.E. 2547 to ensure your property, if rented for under 30 nights, operates legally, a complex hurdle for most residential units.
- Property Type Expertise. The manager needs experience with both condominiums and villas, understanding the distinct operational demands, such as integrated pool and garden maintenance for villas, beyond standard rental services.
What we could not verify
Neither of the two companies above publishes a management rate anywhere on its own site: MyBnbFactory, Lazudi. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
Ten companies were read for Pattaya, Chiang Mai and Krabi in August 2026 and three were kept. Of the rest: one offers management for the duration of a tenancy at 5%, which is long letting and not short stays; one serves a villa listing at its own property-management URL, so there is nothing to check; one is a sales agency whose management page returns a 404; and two domains no longer resolve at all.
Two passes of discovery did not produce a third operator in this market, and that is a finding about the market rather than about the search.
What to do when a market has 2 managers
Given that neither operator publicly discloses their management rates, it is crucial to request a detailed, written proposal from each. This proposal should clearly itemise all potential charges, including any service fees, cleaning costs, marketing expenses, and administrative charges.
Furthermore, ensure the proposal specifies what constitutes “full operational control” if you are considering the monthly rental guarantee option, and clarify how revenue is calculated and distributed for commission-based agreements. Understanding the exact scope of services and all associated costs will enable you to make a meaningful comparison between the two offerings, even without a published rate.
If the written proposals from these companies do not align with your expectations or seem overly complex, or if the operational control required for their services feels too extensive, then self-management becomes a practical consideration. In this scenario, you would engage a local, trusted cleaner directly for property upkeep.
This approach bypasses the management companies entirely, allowing you to retain full control and potentially reduce overall expenses, provided you are prepared to handle bookings, guest communication, and any minor maintenance yourself.
