Before you host in San Antonio

Match the permit to the property

The city STR ordinance applies inside San Antonio city limits. Confirm the address, zoning and permit type before planning a launch.

A permit for each unitEach rental unit needs its own permit, valid for three years and not transferable to a new owner.
Primary residence or separate rentalType 1 covers an owner or operator’s primary residence; Type 2 covers a property they do not occupy.
Check the zoningThe city lists C-3, L, I-1 and I-2 among the excluded districts; verify the parcel with Development Services.
Type 2 density restrictionsResidential blockfaces and multifamily properties have Type 2 density limits. At the limit, a permit needs a Board of Adjustment special exception; ask the city to check your address.
Monthly hotel tax reportingOwners and operators must report or pay applicable hotel occupancy taxes each month, including months with no revenue.

Sources: San Antonio STR permits, city STR fact sheet, STR zoning ordinance and city hotel tax guidance, checked October 2026. Check the official requirements before you apply.

Why we price your home, not the market

Tell us which San Antonio property you have in mind. We begin with its address, bedroom layout and amenities, then examine comparable rentals by hand.

Use the call to ask why those properties belong in the comparison and how their settings relate to yours. We explain the assumptions behind the estimate before discussing listing preparation and pricing.

Bring your questions about the home along with the address and bedroom count. The conversation gives you a property-specific starting point for deciding how to proceed with management.

Questions

San Antonio owners usually ask

What does One Fine BnB charge in San Antonio?

Partner 10% (owner has their own cleaning and maintenance team). Full Service from 20%, one-time $500 onboarding retainer. Management fees apply to rental revenue, never guest-paid cleaning fees, taxes or deposits.

Who pays for cleaning between stays?

Guests do, through the cleaning fee on the booking, so turnovers cost you nothing.

How does the estimate work?

Send the address and the number of bedrooms. We look up your home, check real comparable homes by hand and account for your amenities. Then we schedule a call to go over the results with you.

Can I take over the seller’s San Antonio STR permit?

A change of ownership requires a separate permit application because the existing permit cannot transfer to another owner.

Can an empty booking month skip hotel tax reporting?

San Antonio requires a monthly hotel occupancy tax payment or report even when the amount is zero.
