Property Management Services

One Fine BnB provides short-term rental property management services to property owners and bookings/stays to guests. Specific terms governing property management agreements, owner relationships, guest stays, and bookings are governed by separate written agreements between the Company and the relevant party. These Terms govern Your general use of the Website and Service and do not replace those separate agreements.

Bookings

Bookings made through the Service or through booking partners (including but not limited to Airbnb, VRBO, Booking.com, and direct channels) are subject to the terms and policies of the applicable booking partner as well as the specific listing rules disclosed at the time of booking. Cancellation, refund, deposit, and damage policies are governed by the booking partner's terms and the listing's stated policies.

Communications

By providing Your phone number or contacting us via SMS, WhatsApp, LINE, or other messaging channels, You consent to receive communications from One Fine BnB related to Your inquiry, booking, stay, property management relationship, or other legitimate business purpose. Message and data rates may apply. Message frequency varies. You may opt out at any time by replying STOP to SMS messages, or by following equivalent opt-out instructions for the relevant messaging platform. Reply HELP for help. Intellectual Property

The Service and its original content (excluding Content provided by users or property owners), features, and functionality are and will remain the exclusive property of One Fine BnB, LLC and its licensors. The Service is protected by copyright, trademark, and other laws of both the United States and foreign countries. Our trademarks and trade dress may not be used in connection with any product or service without the prior written consent of the Company.

User Content

If You submit any Content to the Service (including reviews, inquiries, photographs, or messages), You grant One Fine BnB a non-exclusive, royalty-free, worldwide license to use, reproduce, and display such Content in connection with operating and improving the Service. You are responsible for ensuring You have the right to share any Content You submit.

Third-Party Links and Services

The Service may contain links to third-party websites or services that are not owned or controlled by One Fine BnB. We have no control over, and assume no responsibility for, the content, privacy policies, or practices of any third-party websites or services. Termination

These Terms shall be governed by and construed in accordance with the laws of the State of New York, United States, without regard to its conflict of law provisions. Any disputes arising under or relating to these Terms shall be resolved in the state or federal courts located in New York County, New York.
