Sabrosa, Portugal offers a growing opportunity for Airbnb property management. Six verified companies provide Airbnb management services for third-party owners of short-term rentals here. Furthermore, six of these firms also cover Porto and the wider north, though they do not specifically mention Sabrosa.
Of these, three publish management rates: Amarante Villas at No commission – net rates agreed per week and per season, Host Wise at 9-19% da receita, and SuperAnfitriões at Check-in EUR 20 each / Gestao de Reservas 10% / SuperAnfitriao 25%, all + IVA.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Sabrosa Airbnb and short-term rental market
For a property owner in Sabrosa considering Airbnb management, the market presents a nuanced landscape. While six companies cover the broader Porto and north region without specifically naming Sabrosa on their sites, the absence of any firm explicitly identifying Sabrosa suggests a need for due diligence.
This means owners must actively seek out providers whose services extend effectively to their specific location, even if it’s not a headline feature.
Furthermore, understanding the varied pricing structures is crucial, with options ranging from Amarante Villas’ “No commission – net rates agreed per week and per season” to Host Wise’s “9-19% da receita” and SuperAnfitriões’ tiered approach of “Check-in EUR 20 each / Gestao de Reservas 10% / SuperAnfitriao 25%, all + IVA”.
The regulatory framework adds another layer of consideration for property owners. An Alojamento Local registration, evidenced by an RNAL number obtained via the Balcão Unico Eletronico, is a prerequisite for short-term letting. Securing this registration can take up to 60 working days, or 90 working days if the area is deemed contentious, and importantly, councils can refuse new registrations in such areas.
Compulsory civil liability cover, with a minimum of EUR 75,000 per claim, is also mandated. Therefore, the decision on how to manage a Sabrosa Airbnb hinges not only on finding a suitable Airbnb management service but also on navigating these essential administrative and legal requirements.

Rates verified August 2026. “Not published” is a finding in itself: 3 of these 6 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 6 Airbnb managers, one by one
Amarante Villas
Amarante Villas, operating in Portugal for over 15 years, states its market focus includes Porto and northern Portugal, though Sabrosa is not specifically named. They offer a unique Airbnb property management model where property owners agree on net rates per week and season, receiving fixed payments regardless of booking price; the agency retains any margin above this agreed rate.
This approach ensures owners’ income is fixed in advance, and Amarante Villas may hold the Alojamento Local licence in their company name for owners who prefer this arrangement.

Da Home
Da Home offers Airbnb property management services, stating their market coverage is Grande Porto for full service, with platform-only management available for “qualquer zona de Portugal.” While not naming Sabrosa specifically, their focus is on the north. They position themselves as a “Boutique do Alojamento Local,” prioritising a personalised, premium experience over volume.
Pricing for their property management is not published and comes after direct contact.

Host Wise
Host Wise states its market coverage extends to Porto and the north, though it does not specifically name Sabrosa. This Airbnb property management service highlights a fee structure of 9-19% of revenue, which they describe as “pay only for results,” and offers a guaranteed fixed monthly income as an alternative. The company claims to manage 650+ properties, achieving 80% occupancy and a 40% average increase in yield.
Their model encompasses Alojamento Local management, alongside tourist-enterprise and hotel asset management.

SuperAnfitriões
SuperAnfitriões, an Alojamento Local management company, focuses its services on the Greater Porto area, stating its market as Porto and the north, rather than naming Sabrosa directly.
They describe themselves as targeting the upper-middle market and offer a transparent fee structure with options for check-in at EUR 20 each, booking management at 10% of each reservation, and the full SuperAnfitriao package at 25% of each reservation, all plus IVA.
Notably, they highlight “Sem contrato de permanencia” – no lock-in contracts – and claim their managed properties see up to 120% higher revenue than conventional letting.

Tons de Verde
Tons de Verde states its market coverage as Porto and the north, and does not name Sabrosa in its public descriptions. For owners in this region, they offer Airbnb property management with a fee that is not published on their public pages. In their own words, Tons de Verde provides free consultation on decoration and fitting out, airport transfers, and 24-hour guest support.

YourHost
YourHost states its market as Porto and the north of Portugal, and does not specifically name Sabrosa within its coverage. They offer what they describe in their own words as “a complete, discreet, and personalized service for owners who wish to make their properties profitable,” managing both Airbnb and Booking.com listings for independent owners for short and medium-term rentals.
The specific fee for their Airbnb property management services is not published, though a pricing page is available.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Sabrosa
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL Registration Compliance. Manager must demonstrate active management of AL registration, understanding potential council refusals in designated areas and ensuring timely renewal.
- VAT Awareness and Transparency. Manager must clearly disclose all fees, including any applicable VAT, to ensure accurate owner understanding of earnings and costs.
What we could not verify
3 of the 6 companies above do not publish a management rate anywhere on their own site: Da Home, Tons de Verde, YourHost. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
No company we have verified names Sabrosa on its own website. That is the honest state of this market, and it is why the coverage column above quotes each company’s own words rather than ours. Until August 2026 this page listed companies with no stated connection to Sabrosa at all; they have been removed.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Sabrosa question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
