Finding reliable Airbnb property management for your Peso da Regua investment can be a challenge. This guide identifies six Airbnb management companies operating locally for third-party owners, with a further six stating they cover Porto and the north.
Of these, three publish their management rates: Amarante Villas at “No commission – net rates agreed per week and per season”, Host Wise at “9-19% da receita”, and SuperAnfitriões at “Check-in EUR 20 each / Gestao de Reservas 10% / SuperAnfitriao 25%, all + IVA”.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Peso da Regua Airbnb and short-term rental market
For a property owner in Peso da Régua considering Airbnb management, the local market presents a specific challenge: a distinct lack of dedicated management companies explicitly naming the town on their websites. Of the six companies reviewed, none listed Peso da Régua. This means owners must look to broader service areas, with six companies stating they cover Porto and the north.
This geographical vagueness requires owners to actively investigate if their specific needs in Peso da Régua will be met by these larger operational zones, rather than relying on targeted local expertise.
The Alojamento Local licence, a mandatory registration with an RNAL number obtained through the Balcão Único Eletrónico, is a prerequisite for short-term letting. Obtaining this licence can take up to 60 working days, or even 90 working days if the area is deemed contentious, and councils may refuse new registrations in such zones.
When engaging an Airbnb management service, owners must consider the published rates, such as Amarante Villas offering “No commission – net rates agreed per week and per season”, Host Wise charging “9-19% da receita”, and SuperAnfitriões with “Check-in EUR 20 each / Gestao de Reservas 10% / SuperAnfitriao 25%, all + IVA”. Compulsory civil liability cover of a minimum EUR 75,000 per claim is also essential.

Rates verified August 2026. “Not published” is a finding in itself: 3 of these 6 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 6 Airbnb managers, one by one
Amarante Villas
Amarante Villas states its market coverage includes Porto and northern Portugal, though they do not specifically name Peso da Regua. They operate on a net rates model, agreeing fixed weekly or seasonal prices with owners, meaning your income is guaranteed in advance.
This property management company, with over 15 years in Portugal, also offers up to 100% compensation for un-re-let cancelled bookings and a 10% discount for owners staying in other Amarante Villas properties. They can hold the Alojamento Local licence in their company name if preferred.

For property owners in the north of Portugal, Da Home states its market coverage as Grande Porto for full-service Airbnb property management, and offers platform-only management for any area of Portugal; they do not specifically name Peso da Regua. The company positions itself as a “Boutique do Alojamento Local,” aiming to provide a personalised, premium service rather than a high-volume approach.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Peso da Regua
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL Registration Compliance. Manager must demonstrate robust understanding and proactive management of AL registration requirements, including navigating potential council refusals in Peso da Régua.
- VAT Transparency. Manager must clearly disclose all fees, explicitly stating whether their published rates include or exclude VAT.
What we could not verify
3 of the 6 companies above do not publish a management rate anywhere on their own site: Da Home, Tons de Verde, YourHost. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
No company we have verified names Peso da Regua on its own website. That is the honest state of this market, and it is why the coverage column above quotes each company’s own words rather than ours. Until August 2026 this page listed companies with no stated connection to Peso da Regua at all; they have been removed.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Peso da Regua question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
