Navigating Airbnb property management in Nazare requires understanding the local landscape. Seven verified companies offer comprehensive Airbnb management services for third-party owners. Of these, two explicitly mention Nazare on their websites, while four cover the wider Silver Coast, and one claims nationwide service.
For those seeking a property manager or vacation rental management, rental management, and short-term rental expertise, note that only three of the seven publish management rates: GestHomes (Plano Online from 15%, Completo 25%, Descanso 30% on net booking value), Alojoeste (15% commission for Digital Management, Full Service case-by-case), and Vacationy (from 15%).
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Nazare Airbnb and short-term rental market
For a property owner in Nazare contemplating Airbnb management, the landscape offers specialized local expertise alongside broader regional coverage. Two companies prominently feature Nazare on their own websites, suggesting a tailored understanding of the local market dynamics.
Beyond these, four additional companies cover the wider Silver Coast, indicating a wider operational reach but potentially a less granular focus on Nazare specifically. One company claims nationwide service, offering the broadest scope. When selecting a management service, owners must consider how this varying geographic focus might impact the effectiveness of their property’s listing and day-to-day operations.
The financial commitment for Airbnb management varies, with published rates for GestHomes including “Plano Online a partir de 15% / Completo 25% / Descanso 30%,” all on the net booking value.
Alojoeste offers “15% de comissao (Gestao Digital) / Servico Completo caso a caso,” and Vacationy states “desde 15%.” Owners should note that an Alojamento Local registration, requiring an RNAL number, is a prerequisite for short-term letting and can take up to 60 working days, or 90 working days in a contention area, which a council may refuse.
Compulsory civil liability cover of a minimum of EUR 75,000 per claim is also mandatory.

|---|---|---|---|---|
| One Fine BnB | From 20% (Full Service) or 10% (Partner Management) | Manages for owners internationally | Full Service is hands-off end to end; Partner Management is the remote work where the owner keeps their own local team. Rental revenue only, never guest-paid cleaning or taxes. One-time $500 onboarding retainer | Managing since 2010 |
| GestHomes | Plano Online a partir de 15% / Completo 25% / Descanso 30%, on the NET booking value | Names Nazare – Caldas da Rainha and Nazare, on the Silver Coast | Four plans with an unusually honest footnote. | SmartHomes | Not published | Names Nazare – Sao Martinho do Porto and Nazare, on the Silver Coast | No rate published. Sells three named packs – Gestao Basica upward – without attaching numbers to them on the public site. | States more than 25 years of experience on the Costa de Prata. |
| AB-House Property Management | Not published | Covers the Silver Coast – Caldas da Rainha and the Oeste region | No rate published, though it leads on the promise: “straightforward property management with no hidden fees”, with monthly financial reports, maintenance updates and an… | Publishes no figure |

Digital management is a flat “15% de comissao”; the full service is quoted “caso a caso” with a cleaning fee charged per stay. The shape – a cheaper… | States +100 imoveis geridos, with owners keeping calendar access and monthly financial reports. |
| Gest2Easy | Not published | Covers the Silver Coast – The Silver Coast and the Lisbon region, working around Caldas da Rainha | No rate published on the public pages. | States more than 10 years of management and rental experience. |
| Vacationy | desde 15% | Covers the Silver Coast – Figueira da Foz and the surrounding Silver Coast | States it twice, plainly: “Gestao completa desde 15%” and “A nossa comissao de 15%”. The package includes check-in and check-out, 24-hour guest contact, listing… | Publishes no figure |
| Da Home | Not published | Claims the whole country – Grande Porto for full service, and platform-only management for “qualquer zona de Portugal” | No rate published; pricing comes after contact. | Publishes no figure |
Rates verified August 2026. “Not published” is a finding in itself: 4 of these 7 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 7 Airbnb managers, one by one
GestHomes
GestHomes offers Airbnb property management services in Nazare, with their fee structure starting from 15% on the net booking value for their Plano Online, rising to 25% for Plano Completo and 30% for Plano Descanso. They present four distinct plans, each clearly stating that their percentage applies to the net booking value, a transparency that aids owners in understanding the calculation.
Their service tiers vary based on the level of on-site involvement, from platform management only to comprehensive guest support and luxury amenities.

While the fee structure isn’t published, they offer three named packs, starting with ‘Gestao Basica’, with details available upon enquiry.

Vacationy
Vacationy offers comprehensive Airbnb property management services across the Silver Coast, though they do not specifically name Nazare. Their “Gestao completa” package, with a commission from 15%, includes essential services like check-in/check-out, 24-hour guest contact, listing management, professional photography, dynamic pricing, and on-site maintenance and cleaning teams.

Da Home
For property owners outside of Grande Porto, Da Home offers platform-only Airbnb property management services for any area of Portugal, though they do not explicitly name Nazare. What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Nazare
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL Registration Compliance. Manager must demonstrate a thorough understanding of and capability to navigate the AL registration process, including any local Nazare restrictions, as failure risks cancellation.
- VAT Transparency. Manager must clearly present all fees, including VAT, upfront, as some operators obscure this, impacting net income for short-term rentals.
What we could not verify
4 of the 7 companies above do not publish a management rate anywhere on their own site: SmartHomes, AB-House Property Management, Gest2Easy, Da Home. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
Coverage above is each company’s own claim, quoted from its own site. Where a company describes its market as the Silver Coast rather than as Nazare, this page says so instead of implying a local team. Until August 2026 it did not, and companies appeared here that state elsewhere they do not work in this part of Portugal.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Nazare question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
