Discovering the right Airbnb property management for your Monsaraz home is crucial. Currently, four verified companies offer Airbnb management services for third-party owners in the area. Three of these companies state they cover the wider Alentejo region, while one claims national coverage.
Regarding pricing, two of the four companies publish their management rates, with Alojoeste quoting 15% (Gestao Digital) / Servico Completo caso a caso, and Home With A View stating from 20% (gestao total) / from 10% (gestao a distancia) / valor fixo.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Monsaraz Airbnb and short-term rental market
For a property owner in Monsaraz considering Airbnb management, the current market presents a nuanced landscape. Crucially, no companies explicitly name Monsaraz on their websites, implying a need for owners to look beyond hyper-local branding. Three of the four identified management services cover the wider Alentejo region, including Alojoeste, Gest4Hotel, and Home With A View, while Da Home offers nationwide coverage.
This means owners must engage with companies that may not have a specific presence or understanding of Monsaraz’s unique appeal, relying instead on their broader regional expertise.
The decision on management also hinges on published rates and the required Alojamento Local licence.
Alojoeste offers “15% de comissao (Gestao Digital) / Servico Completo caso a caso,” and Home With A View states “a partir de 20% (gestao total) / a partir de 10% (gestao a distancia) / valor fixo.” Securing the Alojamento Local registration, with an RNAL number, is a prerequisite, taking up to 90 working days in a contention area where councils may refuse new registrations.
This compulsory process, alongside the mandatory EUR 75,000 civil liability cover, adds layers of administrative and financial consideration for any owner.

4 Airbnb management companies compared for Monsaraz
| Company | Published rate | Coverage, in its own words | What the rate buys | Scale, in its own words |
|---|---|---|---|---|
| One Fine BnB | From 20% (Full Service) or 10% (Partner Management) | Manages for owners internationally | Full Service is hands-off end to end; Partner Management is the remote work where the owner keeps their own local team. Rental revenue only, never guest-paid cleaning or taxes. One-time $500 onboarding retainer | Managing since 2010 |
| Alojoeste | 15% de comissao (Gestao Digital) / Servico Completo caso a caso | Covers the Alentejo – Oeste (Torres Vedras, Santa Cruz, Silveira, Ericeira), Lisboa, Cascais, Loures, Alentejo and the Algarve | Two published tiers. Digital management is a flat “15% de comissao”; the full service is quoted “caso a caso” with a cleaning fee charged per stay. The shape – a cheaper… | States +100 imoveis geridos, with owners keeping calendar access and monthly financial reports. |
| Gest4Hotel | Not published | Covers the Alentejo – Vila Nova de Milfontes and the Alentejo coast | Names three plans – Gest4Host, Gest4Clean and a booking-management tier – but publishes no percentage against any of them. The page whose file is called servicos_tarifas… | Publishes no figure |
| Home With A View | a partir de 20% (gestao total) / a partir de 10% (gestao a distancia) / valor fixo | Covers the Alentejo – Comporta and the Alentejo coast, working nationally as a 100% Portuguese-owned operator | Publishes the same three-way choice we sell, in the same order: “gestao total do imovel com comissao a partir de 20% do valor bruto dos arrendamentos, uma comissao a… | Claims a 30% increase in income and 90% occupancy for the properties it manages. Those are the company’s own figures. |
| Da Home | Not published | Claims the whole country – Grande Porto for full service, and platform-only management for “qualquer zona de Portugal” | No rate published; pricing comes after contact. | Publishes no figure |
Rates verified August 2026. “Not published” is a finding in itself: 2 of these 4 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 4 Airbnb managers, one by one
Alojoeste
Alojoeste states its market coverage includes the Alentejo region, though it does not specifically name Monsaraz. They offer two tiers for Airbnb property management: a “Gestão Digital” service at 15% commission, and a “Serviço Completo” quoted case-by-case with a cleaning fee per stay. The company reports managing over 100 properties, providing owners with calendar access and monthly financial reports.

Gest4Hotel
Gest4Hotel markets its Airbnb property management services across the Alentejo coast, though it does not specifically name Monsaraz. The company states it handles legal set-up before listing, followed by daily pricing and occupancy optimisation. Additional services, such as airport transfers to Lisbon or Faro and laundry hire, are available as add-ons.
Gest4Hotel offers plans including Gest4Host and Gest4Clean, alongside a booking-management tier, but the specific fee for their property management is not published.

Home With A View
Home With A View operates nationally as a 100% Portuguese-owned operator, focusing on the Alentejo region, though they do not specifically name Monsaraz. They offer flexible Airbnb property management options: total property management with fees starting from 20% of gross rental value, remote management with fees from 10%, or a fixed fee tailored to ensure stable income.
The company claims a 30% income increase and 90% occupancy for its managed properties. Importantly, they maintain that listings remain under the owner’s own platform account.

Da Home
Da Home offers platform-only Airbnb property management for any area of Portugal, though they do not specifically name Monsaraz. They position themselves as a “Boutique do Alojamento Local,” focusing on a personalised, premium service rather than high volume. Their fee is not published, with pricing available only after contact.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Monsaraz
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL Compliance Expertise. Manager must demonstrate proven ability to navigate AL registration complexities and council restrictions, a requirement absent in long-term lets.
- VAT Transparency. Manager must clearly outline all fees, including VAT, as some operators obscure this crucial detail in their pricing structure.
What we could not verify
2 of the 4 companies above do not publish a management rate anywhere on their own site: Gest4Hotel, Da Home. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
No company we have verified names Monsaraz on its own website. That is the honest state of this market, and it is why the coverage column above quotes each company’s own words rather than ours. Until August 2026 this page listed companies with no stated connection to Monsaraz at all; they have been removed.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Monsaraz question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
