Discovering the right Airbnb management company for your Manteigas property can be a challenge. This guide examines verified companies offering Airbnb property management and vacation rental management services for third-party owners in the region.
While one claims nationwide coverage, not one of these Airbnb management companies publishes a management rate on their websites, leaving property managers and owners to inquire directly about their rental management fees for short-term rentals.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Manteigas Airbnb and short-term rental market
For a property owner in Manteigas considering Airbnb management, the landscape presents a unique set of considerations. Crucially, no companies specifically name Manteigas on their own websites, suggesting a lack of highly localised, dedicated services.
This absence contrasts with the single company that claims to cover the entire country, Da Home, and the absence of any firms explicitly covering central Portugal without naming specific towns.
This means owners must weigh the benefits of a national provider against the potential for a less tailored approach, especially when the mandatory Alojamento Local registration, requiring an RNAL number via the Balcao Unico Eletronico, can take up to 60 working days, or even 90 working days in a contention area where councils may refuse new registrations.
Furthermore, the lack of published management rates from any provider means owners face uncertainty regarding costs. While mandatory civil liability cover of EUR 75,000 minimum per claim is a known requirement, the actual fees for Airbnb management remain opaque. This absence of transparent pricing, coupled with the potential administrative hurdles of the Alojamento Local process, necessitates careful due diligence.
An owner must actively seek out potential management partners, understanding that while a national service exists, finding one with deep local understanding or transparent pricing specifically for Manteigas may require significant effort.

1 Airbnb management companies compared for Manteigas
| Company | Published rate | Coverage, in its own words | What the rate buys | Scale, in its own words |
|---|---|---|---|---|
| One Fine BnB | From 20% (Full Service) or 10% (Partner Management) | Manages for owners internationally | Full Service is hands-off end to end; Partner Management is the remote work where the owner keeps their own local team. Rental revenue only, never guest-paid cleaning or taxes. One-time $500 onboarding retainer | Managing since 2010 |
| Da Home | Not published | Claims the whole country – Grande Porto for full service, and platform-only management for “qualquer zona de Portugal” | No rate published; pricing comes after contact. | Publishes no figure |
Rates verified August 2026. “Not published” is a finding in itself: 1 of these 1 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 1 Airbnb managers, one by one
Da Home
While Da Home does not explicitly name Manteigas in its service descriptions, it states it offers platform-only management for “qualquer zona de Portugal,” meaning any region of Portugal. For full-service management, their market is Grande Porto. Da Home positions itself as a “Boutique do Alojamento Local,” emphasising a personalised, premium service over volume.
Pricing details are not published, with rates provided only after direct contact.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Manteigas
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL Registration Navigator. Manager must demonstrate proven ability to navigate complex, potentially restrictive AL registration processes and potential council refusals in contended areas.
- VAT Transparency Advocate. Manager must clearly disclose VAT inclusion/exclusion in all pricing to avoid hidden costs, as some operators omit it.
What we could not verify
1 of the 1 companies above do not publish a management rate anywhere on their own site: Da Home. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
No company we have verified names Manteigas on its own website. That is the honest state of this market, and it is why the coverage column above quotes each company’s own words rather than ours. Until August 2026 this page listed companies with no stated connection to Manteigas at all; they have been removed.
What to do when a market has 1 manager
Given the market’s limited verified options, it is crucial to obtain detailed written proposals from the single stated company. Request a full breakdown of all fees and services included, specifically how they interpret their claim to cover the whole country and what that entails for properties in Manteigas. Crucially, ask for a clear explanation of their management rates, as none are published.
Without this, any quote will be impossible to compare meaningfully with other potential arrangements.
Should the company’s proposals lack transparency or appear unreasonably expensive, consider self-management. With only one verified company operating, and no published management fees, it’s likely you’ll need to arrange your own local cleaning services.
This approach allows you to control costs and ensure your property meets the requirements for an AL registration and compulsory civil liability cover, which you must file yourself through Portal Gov.pt.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Manteigas question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
