Finding reliable Airbnb property management in Coimbra can significantly boost rental income. This guide identifies three verified Airbnb management companies offering vacation rental management services for third-party owners in the region. Two explicitly mention Coimbra on their websites, while one claims nationwide coverage.
Only Coimbra Hosts publishes their rates: Gestao de Reservas desde 15% / Full Hosts desde 25%, plus VAT.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Coimbra Airbnb and short-term rental market
For a property owner in Coimbra considering Airbnb management, the local market presents a clear choice. Two companies explicitly name Coimbra on their sites, suggesting a focused understanding of the city’s specific needs, unlike the single company claiming nationwide coverage. This distinction is crucial when weighing who can best navigate the nuances of local guest expectations and property demands.
Furthermore, understanding the pricing structures, such as Coimbra Hosts’ “Gestao de Reservas desde 15%” and “Full Hosts desde 25%, plus VAT,” allows for a direct comparison of service levels against their stated fees.
The regulatory landscape, however, demands careful attention. Securing an Alojamento Local registration, evidenced by an RNAL number from the Balcão Único Eletrónico, is a prerequisite for any short-term letting. This process can take up to 60 working days, or potentially 90 working days in a contention area, a factor that management companies should proactively address.
The mandatory civil liability cover of EUR 75,000 minimum per claim also highlights the need for a management partner aware of these essential legal obligations, ensuring compliance and peace of mind.

3 Airbnb management companies compared for Coimbra
| Company | Published rate | Coverage, in its own words | What the rate buys | Scale, in its own words |
|---|---|---|---|---|
| One Fine BnB | From 20% (Full Service) or 10% (Partner Management) | Manages for owners internationally | Full Service is hands-off end to end; Partner Management is the remote work where the owner keeps their own local team. Rental revenue only, never guest-paid cleaning or taxes. One-time $500 onboarding retainer | Managing since 2010 |
| Coimbra Hosts | Gestao de Reservas desde 15% / Full Hosts desde 25%, plus VAT | Names Coimbra – Coimbra | Two published tiers, both “desde” – from – and both plus tax: “*acresce imposto a taxa legal em vigor”. Gestao de Reservas at 15% covers the listing, pricing, occupancy… | Publishes no figure |
| GuestReady | Not published | Names Coimbra – Lisboa, Porto, Albufeira, Aveiro, Braga, Coimbra, Evora, Viana do Castelo, Madeira and the Azores | Confirms the shape without the number: “A GuestReady apresenta uma solucao baseada em comissoes para proprietarios, recolhendo uma comissao pela estadia de cada hospede”… | Operates across 7+ countries in Europe and the Middle East. Acquired BnbLord. |
| Da Home | Not published | Claims the whole country – Grande Porto for full service, and platform-only management for “qualquer zona de Portugal” | No rate published; pricing comes after contact. | Publishes no figure |
Rates verified August 2026. “Not published” is a finding in itself: 2 of these 3 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 3 Airbnb managers, one by one
Coimbra Hosts
Coimbra Hosts offers Airbnb property management services specifically for owners in Coimbra.
They present two tiers of service: Gestao de Reservas, starting at 15% plus VAT, which covers listing optimisation, guest communication, and SEF reporting; and Full Hosts, starting at 25% plus VAT, which additionally includes check-ins, market analysis, professional photography, and even representation at condominium meetings – a unique offering for remote owners.

GuestReady
GuestReady offers Airbnb property management services in Coimbra, stating they operate on a commission-based model, charging a fee for each guest stay, with the exact percentage available upon request.
This company, which has expanded its reach across 7+ countries in Europe and the Middle East, including prominent Portuguese markets like Lisbon and Porto, specifically names Coimbra on its platform as one of its service locations.

Da Home
For property owners in Coimbra, Da Home offers Airbnb property management services across “qualquer zona de Portugal” via its platform-only solution, as the company does not specifically name Coimbra in its coverage areas.
While they also provide full-service management in Grande Porto, their approach, which they describe in their own words as a “Boutique do Alojamento Local,” focuses on personalised premium service rather than volume. Their fee is not published, with pricing available only after initial contact.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Coimbra
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL Registration Compliance. Manager must demonstrate proactive understanding and management of AL registration complexities, including navigating potential council refusals in Coimbra’s contention areas.
- VAT Exclusion Awareness. Manager should clearly disclose whether their quoted rates include or exclude VAT, reflecting common practice among operators in the short-term rental market.
What we could not verify
2 of the 3 companies above do not publish a management rate anywhere on their own site: GuestReady, Da Home. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
Coverage above is each company’s own claim, quoted from its own site. Where a company describes its market as central Portugal rather than as Coimbra, this page says so instead of implying a local team. Until August 2026 it did not, and companies appeared here that state elsewhere they do not work in this part of Portugal.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Coimbra question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
