Airbnb Property Management Companies in Lamego, Portugal

Airbnb Property Management Companies in Lamego, Portugal

Discovering the right Airbnb property management for your Lamego investment is crucial. Six verified companies offer comprehensive Airbnb management services for third-party owners, with six more covering Porto and the north.

Of these, three publish their management rates: Amarante Villas at No commission – net rates agreed per week and per season; Host Wise at 9-19% da receita; and SuperAnfitriões at Check-in EUR 20 each / Gestao de Reservas 10% / SuperAnfitriao 25%, all + IVA.

Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.

The Lamego Airbnb and short-term rental market

For a Lamego property owner considering Airbnb management, the market presents a landscape where few specialist companies explicitly name the town. Of six companies reviewed, none feature Lamego on their own sites. This absence suggests that while broader regional coverage exists, particularly for Porto and the north, owners must actively seek out those with a genuine understanding of Lamego’s specific market dynamics.

The required Alojamento Local registration, with its potential 60 or 90 working days for a number and the possibility of refusal in contention areas, adds a layer of complexity to the initial setup, making dedicated local support potentially invaluable.

The choice of Airbnb management service will hinge on the owner

Rates verified August 2026. “Not published” is a finding in itself: 3 of these 6 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 6 Airbnb managers, one by one

Amarante Villas

Amarante Villas operates in Porto and the north of Portugal, and does not specifically name Lamego. They offer an Airbnb property management model distinct from commission-based structures, stating they agree on net rates per week and per season, ensuring owners receive fixed payments with the agency retaining any amount above that agreed price.

The company, with over 15 years of operating experience, also offers up to 100% compensation for re-letting cancelled bookings, takes security deposits from guests, and provides owners with a 10% discount on stays at other Amarante Villas properties. They also state they can hold the Alojamento Local licence in their own company name.

Da Home

For property owners in Portugal considering Airbnb property management, Da Home states its service coverage extends to “qualquer zona de Portugal” for platform-only management, and Grande Porto for full-service Airbnb management, explicitly not naming Lamego. This company positions itself as a “Boutique do Alojamento Local,” suggesting a personalised, premium service rather than a high-volume approach.

Their fee structure is not published, with pricing provided only after initial contact.

Host Wise

Host Wise operates in markets including Porto and the north, and does not specifically name Lamego. They offer Airbnb property management with a commission fee ranging from 9-19% of revenue, which they state as “pay only for results”. They claim to manage 650+ properties, achieve 80% occupancy, and deliver a 40% average increase in yield.

While their standard model focuses on commission, they also present a “Rentabilidade Garantida” option for a fixed monthly income, priced after property valuation.

SuperAnfitriões

SuperAnfitriões states its market is Porto and the north, and does not specifically name Lamego. This Airbnb property management company describes itself as aiming for the upper-middle end of the market, claiming revenue up to 120% higher than conventional letting from its own portfolio.

They offer a clear fee structure with options for check-in at EUR 20 each, booking management at 10% per reservation, and their full SuperAnfitriao service at 25% per reservation, all plus IVA. Notably, they state “Sem contrato de permanencia,” meaning no lock-in contract.

The fee for their property management services is not published, though a pricing page is available.

What a vacation rental management fee does not cover

These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.

  • The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
  • Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
  • The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
  • Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
  • Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
  • Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.

Alojamento Local decides more than the fee does

A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.

  • The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
  • Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
  • A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
  • Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
  • Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.

Three questions worth putting to any manager before signing:

  • Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
  • Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
  • What happens to bookings already taken if the council changes the rules for your parish mid-contract.

Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.

How to choose an Airbnb property manager in Lamego

  • Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
  • Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
  • Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
  • AL Registration Expertise. Manager must demonstrate knowledge of Lamego’s specific AL registration process and local council policies regarding new applications in potentially contentious areas.
  • VAT Transparency Understanding. Manager must clearly communicate whether their stated management fees include or exclude VAT, avoiding ambiguity common in short-term rental pricing.

What we could not verify

3 of the 6 companies above do not publish a management rate anywhere on their own site: Da Home, Tons de Verde, YourHost. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.

No company we have verified names Lamego on its own website. That is the honest state of this market, and it is why the coverage column above quotes each company’s own words rather than ours. Until August 2026 this page listed companies with no stated connection to Lamego at all; they have been removed.

Where One Fine BnB fits

We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.

The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.

The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.

On the Lamego question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
