Airbnb Property Management Companies in Espinho, Portugal

Airbnb Property Management Companies in Espinho, Portugal

Six verified companies

Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.

The Espinho Airbnb and short-term rental market

For a property owner in Espinho contemplating professional Airbnb management, the current market landscape presents a distinct challenge: a notable absence of dedicated management companies explicitly naming Espinho on their websites. While six companies openly declare coverage of Porto and the north, none extend this assurance to include Espinho by name.

This lack of specific local branding means that owners must look beyond companies that highlight their immediate locale, necessitating a broader search and a more cautious approach when evaluating potential partners for their short-term rental ventures.

When considering management services, owners will encounter a range of published rates. Amarante Villas offers “No commission – net rates agreed per week and per season”. Host Wise charges “9-19% da receita”. SuperAnfitriões has a tiered structure: “Check-in EUR 20 each / Gestao de Reservas 10% / SuperAnfitriao 25%, all + IVA”.

It is crucial to remember that an Alojamento Local registration, with an RNAL number, is a mandatory prerequisite for short-term letting, and this process can take up to 60 working days, or 90 working days in a contention area, during which time new registrations may be refused. Furthermore, compulsory civil liability cover of EUR 75,000 minimum per claim is required.

Rates verified August 2026. “Not published” is a finding in itself: 3 of these 6 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 6 Airbnb managers, one by one

Amarante Villas

Amarante Villas operates in Porto and the north of Portugal, though it does not specifically name Espinho in its stated markets. With over 15 years of experience, this firm offers a unique Airbnb property management model where owners agree on net rates per week and per season, guaranteeing their income in advance; the company retains any amount guests pay above this figure.

They also offer up to 100% compensation for un-re-let cancellations and can manage the Alojamento Local licence in their own company name if preferred.

Da Home

Da Home does not explicitly name Espinho in its service areas, stating its market focus as Porto and the north for full-service offerings, with platform-only management available for “qualquer zona de Portugal.” The company positions itself as a “Boutique do Alojamento Local,” aiming for a personalised, premium service rather than high volume. Their fee is not published and pricing is provided after contact.

Host Wise

Host Wise states its market as Porto and the north, and does not specifically name Espinho as a service area. They offer Airbnb property management with a fee structure of 9-19% of revenue, described as “pay only for results”. The company also advertises “guaranteed profitability” on a fixed monthly income basis, a different model priced after valuation.

Host Wise claims to manage 650+ properties, achieve 80% occupancy, and deliver a 40% average increase in yield. Their expertise spans Alojamento Local management, tourist-enterprise, and hotel asset management.

SuperAnfitriões

SuperAnfitriões focuses its Airbnb property management services on the Greater Porto area, and does not specifically name Espinho in its stated market coverage, which it describes as Porto and the north. This company offers a flexible, menu-style pricing structure with no lock-in contract.

Services include EUR 20 per check-in for check-in alone, 10% of each booking for booking management, and 25% of each booking for their full “SuperAnfitriao” tier, which includes welcome services, linen, towels, and consumables, all plus IVA. They claim their own portfolio achieves up to 120% higher revenue than conventional letting.

Tons de Verde

Tons de Verde focuses on Airbnb property management in Porto and the north of Portugal, and does not explicitly name Espinho in its service area description. They offer complimentary consultations on decoration and fitting out, airport transfers, and 24-hour guest support. Their fee is not published on their public pages.

YourHost

YourHost operates within Porto e Norte de Portugal and does not specifically name Espinho in its service description. Their fee structure is not published, though a pricing page labelled “Plano precos” exists. YourHost manages both Airbnb and Booking.com listings for independent owners, catering to short and medium-term rentals.

What a vacation rental management fee does not cover

These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.

  • The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
  • Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
  • The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
  • Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
  • Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
  • Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.

Alojamento Local decides more than the fee does

A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.

  • The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
  • Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
  • A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
  • Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
  • Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.

Three questions worth putting to any manager before signing:

  • Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
  • Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
  • What happens to bookings already taken if the council changes the rules for your parish mid-contract.

Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.

How to choose an Airbnb property manager in Espinho

  • Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
  • Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
  • Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
  • AL Registration Compliance. The manager must demonstrate proven success in navigating Camara Municipal AL registration requirements, understanding potential contention area refusals relevant to Espinho.
  • VAT Transparency. The manager must clearly disclose all fees including VAT, not present rates excluding it, ensuring no hidden costs for the property owner.

What we could not verify

3 of the 6 companies above do not publish a management rate anywhere on their own site: Da Home, Tons de Verde, YourHost. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.

No company we have verified names Espinho on its own website. That is the honest state of this market, and it is why the coverage column above quotes each company’s own words rather than ours. Until August 2026 this page listed companies with no stated connection to Espinho at all; they have been removed.

Where One Fine BnB fits

We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.

The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.

The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.

On the Espinho question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.

Want to know what your property would earn?

Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
