Finding the right Airbnb management company in Chaves is crucial for maximising returns on your short-term rental. This guide identifies six verified companies offering comprehensive Airbnb property management services for third-party owners, with a further six covering Porto and the north.
Of these, three publish their rates: Amarante Villas at “No commission – net rates agreed per week and per season”, Host Wise at “9-19% da receita”, and SuperAnfitriões at “Check-in EUR 20 each / Gestao de Reservas 10% / SuperAnfitriao 25%, all + IVA”. Three property managers and vacation rental management providers do not disclose their fees.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Chaves Airbnb and short-term rental market
For a property owner in Chaves considering Airbnb management, the landscape is nuanced. Critically, no companies explicitly name Chaves on their websites. This means you must look to the broader region of Porto and the north, which six of the companies compared do cover.
This lack of specific local presence suggests a need to carefully vet any potential Airbnb management provider to ensure they understand the unique aspects of the Chaves market, even if they operate within the wider northern region.
Furthermore, the Alojamento Local licence, a prerequisite for short-term rentals, requires registration with an RNAL number, a process that can take up to 60 working days, or 90 working days in a contention area, a factor a council might consider when approving new registrations.
When evaluating management services, note the varied fee structures: Amarante Villas offers “No commission – net rates agreed per week and per season,” while Host Wise charges “9-19% da receita.” SuperAnfitriões presents a tiered system: “Check-in EUR 20 each / Gestao de Reservas 10% / SuperAnfitriao 25%, all + IVA.” Compulsory civil liability cover of a minimum EUR 75,000 per claim is also a vital consideration.

6 Airbnb management companies compared for Chaves
| Company | Published rate | Coverage, in its own words | What the rate buys | Scale, in its own words |
|---|---|---|---|---|
| One Fine BnB | From 20% (Full Service) or 10% (Partner Management) | Manages for owners internationally | Full Service is hands-off end to end; Partner Management is the remote work where the owner keeps their own local team. | Amarante Villas | No commission – net rates agreed per week and per season | Covers Porto and the north – The Algarve around Carvoeiro, plus the Lisbon coast and northern Portugal, with the office in Carvoeiro | Its partner agency states the model in the clearest terms anyone in this directory manages: “we work not on a commission basis, but on NET to the property owner price… | States more than 15 years operating in Portugal. |
| Da Home | Not published | Covers Porto and the north – Grande Porto for full service, and platform-only management for “qualquer zona de Portugal” | No rate published; pricing comes after contact. | Publishes no figure |
| Host Wise | 9-19% da receita | Covers Porto and the north – Porto, Algarve, Douro and Madeira, with properties shown in Matosinhos, Foz and Obidos | Published on its own site as “Pague apenas por resultados: 9-19% da receita” – pay only for results. Its own enquiry form lists Baixa do Porto, Porto, Matosinhos, Vila Nova de Gaia, Maia, Gondomar and “Fora do Grande Porto” | The clearest published menu in the Portuguese set, and it is genuinely a menu rather than a package: EUR 20 per check-in for the check-in service alone, “10% de cada… | Publishes no figure |

Rates verified August 2026. “Not published” is a finding in itself: 3 of these 6 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 6 Airbnb managers, one by one
Amarante Villas
Amarante Villas, with over 15 years of experience operating in Portugal, focuses its Airbnb property management services on the Algarve around Carvoeiro, the Lisbon coast, and northern Portugal, explicitly stating its market as Porto and the north; they do not name Chaves.
Their unique fee structure offers no commission, agreeing instead on net rates per week and season, ensuring the property owner receives a fixed payment with Amarante Villas retaining any amount above this agreed price. Furthermore, they provide up to 100% compensation for re-letting difficulties and can hold the Alojamento Local licence in their own company name if preferred by the owner.

Da Home
While Da Home does not specifically mention Chaves, they state their service area for full-service Airbnb property management covers Grande Porto and the wider north of Portugal, with platform-only management available for any area of Portugal. In their own words, they position themselves as a “Boutique do Alojamento Local,” focusing on a personalised, premium service rather than high volume.
Their fee is not published, with pricing provided only after initial contact.

Host Wise
Host Wise states its market focus as Porto and the north of Portugal, not specifically mentioning Chaves. They offer Airbnb property management with a commission fee structure of 9-19% of revenue, which they describe as “pay only for results.” Host Wise claims to manage over 650 properties, achieving 80% occupancy and an average 40% increase in yield.
They also present a “Rentabilidade Garantida” option for a fixed monthly income, a distinct service priced per property after valuation.

SuperAnfitriões
SuperAnfitriões offers Airbnb property management services, though it does not specifically name Chaves, describing its market focus as Greater Porto and the north.
They present a clear fee structure with options for check-in at EUR 20 each, booking management at 10% of each booking, and their full “SuperAnfitriao” tier at 25% of each booking, both plus IVA, with flexibility noted based on property characteristics and no lock-in contract.
This company positions itself for the upper-middle market and claims its own portfolio achieves revenue increases of up to 120% over conventional letting.

Tons de Verde
Tons de Verde states its market as Porto and the north of Portugal; Chaves is not specifically named in their coverage area. This Airbnb property management company offers a free consultation on decoration and fitting out, alongside airport transfers and 24-hour guest support. Their fee is not published on their public pages, so owners will need to inquire directly for this information.

YourHost
YourHost operates in Porto e Norte de Portugal, and does not explicitly name Chaves within its service coverage. In its own words, the company offers “um servico completo, discreto e personalizado para proprietarios que pretendem rentabilizar os seus imoveis,” managing listings on platforms like Airbnb and Booking.com for independent owners for both short and medium-term stays.
Their fee structure is not published publicly, though a “Plano precos” page is available.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Chaves
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL Registration Compliance. Manager must demonstrate capability to navigate and secure the necessary AL registration with the Camara Municipal, understanding potential local contention area restrictions.
- VAT Clarity. Manager must clearly outline whether their published rates exclude VAT, ensuring transparent pricing for the property owner.
What we could not verify
3 of the 6 companies above do not publish a management rate anywhere on their own site: Da Home, Tons de Verde, YourHost. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
No company we have verified names Chaves on its own website. That is the honest state of this market, and it is why the coverage column above quotes each company’s own words rather than ours. Until August 2026 this page listed companies with no stated connection to Chaves at all; they have been removed.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Chaves question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
