Discovering the right Airbnb property management for your Braganca rental is crucial. Six verified companies offer comprehensive Airbnb management services for third-party owners in the region, while another six state they cover Porto and the north generally.
Of these, three Airbnb management companies publish their rates: Amarante Villas at No commission – net rates agreed per week and per season, Host Wise at 9-19% da receita, and SuperAnfitriões at Check-in EUR 20 each / Gestao de Reservas 10% / SuperAnfitriao 25%, all + IVA, with the remaining three property managers not disclosing their fees for vacation rental management or rental management of short-term rentals.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Braganca Airbnb and short-term rental market
For a property owner in Bragança considering Airbnb management, the current market presents a unique challenge. While six companies explicitly cover Porto and the north, none of them mention Bragança on their own websites, leaving owners to infer their suitability. This absence of localised branding suggests a potential lack of dedicated focus on Bragança’s specific market dynamics compared to more prominent tourist hubs.
Owners must therefore carefully vet these broader service providers to ensure they possess the necessary local knowledge and a genuine commitment to managing a property in this particular region.
The process of obtaining an Alojamento Local licence, a prerequisite for short-term rentals, also requires careful consideration. Registration can take up to 60 working days, or 90 working days in a contention area, a significant lead time. Furthermore, councils can refuse new registrations in contention areas, adding another layer of uncertainty.
When evaluating Airbnb management services, owners should note the varied fee structures, such as Amarante Villas’ “No commission – net rates agreed per week and per season,” Host Wise’s “9-19% da receita,” and SuperAnfitriões’ “Check-in EUR 20 each / Gestao de Reservas 10% / SuperAnfitriao 25%, all + IVA.” These distinct models necessitate a thorough comparison to determine the most advantageous option for their Bragança property.

6 Airbnb management companies compared for Braganca

| Amarante Villas | No commission – net rates agreed per week and per season | Covers Porto and the north – The Algarve around Carvoeiro, plus the Lisbon coast and northern Portugal, with the office in Carvoeiro | Its partner agency states the model in the clearest terms anyone in this directory manages: “we work not on a commission basis, but on NET to the property owner price… | States more than 15 years operating in Portugal. |
| Da Home | Not published | Covers Porto and the north – Grande Porto for full service, and platform-only management for “qualquer zona de Portugal” | No rate published; pricing comes after contact. | Publishes no figure |
| Host Wise | 9-19% da receita | Covers Porto and the north – Porto, Algarve, Douro and Madeira, with properties shown in Matosinhos, Foz and Obidos | Published on its own site as “Pague apenas por resultados: 9-19% da receita” – pay only for results. | SuperAnfitriões | Check-in EUR 20 each / Gestao de Reservas 10% / SuperAnfitriao 25%, all + IVA | Covers Porto and the north – Greater Porto. Its own enquiry form lists Baixa do Porto, Porto, Matosinhos, Vila Nova de Gaia, Maia, Gondomar and “Fora do Grande Porto” | The clearest published menu in the Portuguese set, and it is genuinely a menu rather than a package: EUR 20 per check-in for the check-in service alone, “10% de cada… | Publishes no figure |
| Tons de Verde | Not published | Covers Porto and the north – Braga and the Minho | No rate published on the public pages. | Publishes no figure |
| YourHost | Not published | Covers Porto and the north – Porto e Norte de Portugal | A pricing page exists – linked as “Plano precos” – but no rate appears on the public pages. Its own description of the job is unusually clear: “Oferecemos um servico… | Publishes no figure |
Rates verified August 2026. “Not published” is a finding in itself: 3 of these 6 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 6 Airbnb managers, one by one
Amarante Villas
Amarante Villas operates in Porto and northern Portugal, though it does not explicitly name Bragança within its stated market coverage. For property owners seeking Airbnb property management, Amarante Villas offers a unique fee structure: no commission, but rather net rates agreed per week and per season, ensuring owners receive a fixed payment when the villa is booked, with any amount above this being the agency’s margin.
They also provide up to 100% compensation for re-letting issues, secure guest deposits, and offer a 10% discount for owners staying in other Amarante Villas properties, with over 15 years of operating experience in Portugal.

Da Home
Da Home, positioning itself as a “Boutique do Alojamento Local,” offers Airbnb property management services, though it does not specifically name Braganca. They cover the Grande Porto area for their full service and any region in Portugal for platform-only management, stating a focus on personalised, premium service rather than volume. Their fee is not published, with pricing available only after direct contact.

Host Wise
Host Wise states its market coverage includes Porto and the north of Portugal, without naming Braganca. They offer Airbnb property management with a fee structure of 9-19% of revenue, described as “pay only for results”. Host Wise also presents a “Guaranteed Profitability” option, providing a fixed monthly income after property valuation.
The company claims management of 650+ properties, achieving 80% occupancy and a 40% average increase in yield.

SuperAnfitriões
SuperAnfitriões focuses on the Greater Porto region and other areas in the north of Portugal, and does not specifically mention Bragança. They describe themselves as an Alojamento Local management company for the upper-middle market. Their transparent fee structure includes EUR 20 per check-in, 10% for booking management, and 25% for their full SuperAnfitriao tier, all plus IVA.
The company claims to achieve significantly higher revenues than conventional letting, with no contractual lock-in.

Tons de Verde
Tons de Verde does not explicitly name Braganca in its service area, stating its market as Porto and the north. This Airbnb property management company offers complimentary consultations for decoration and fitting out, along with airport transfers and 24-hour guest support. Their fee is not published on their public pages.

YourHost
YourHost focuses its Airbnb property management services on Porto and the north of Portugal, and does not name Braganca within its stated market. In its own words, the company offers a “complete, discreet and personalised service for owners who wish to profit from their properties,” managing listings on platforms like Airbnb and Booking.com for independent owners for short and medium terms.
Pricing information is not published on their public pages, although a pricing page is linked.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Braganca
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL Registration Compliance. Manager must guarantee an active AL registration and navigate potential council refusals in contention areas specific to Braganca.
- VAT Transparency. Manager must clearly disclose all fees, including VAT, avoiding ambiguity common with operators who omit it from published rates.
What we could not verify
3 of the 6 companies above do not publish a management rate anywhere on their own site: Da Home, Tons de Verde, YourHost. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
No company we have verified names Braganca on its own website. That is the honest state of this market, and it is why the coverage column above quotes each company’s own words rather than ours. Until August 2026 this page listed companies with no stated connection to Braganca at all; they have been removed.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Braganca question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
