Phoenix Vacation Rental Property Management

Phoenix owners need a city short-term rental permit, with an owner living on the property when an accessory dwelling unit is used for short stays. We handle listings, pricing and guest support once the permit is in place, following Arizona’s advertising requirements.

    Phoenix permits and accessory units

Resolve the city permit and ADU residence condition

Phoenix requires an STR permit for each rental property. The city’s guidance also requires the property owner to live on site when an ADU is used as an STR; Phoenix does not allow an absentee ADU rental.

Planning and Development permitAll Phoenix STR properties must obtain a permit from the Planning and Development Department.
Initial and renewal feePhoenix publishes a non-refundable $250 fee for each initial permit and renewal.
ADU owner on siteFor an ADU used as an STR, the property owner must live on site.
Lodging advertisementsArizona requires the transaction privilege tax license number on each advertisement, including online marketplace postings.
Residential rental useArizona prohibits nonresidential uses of a vacation or short-term rental, including special events that would otherwise require a permit or license and retail, restaurant or banquet use.

Sources: Phoenix STR registry; Arizona lodging advertisements; state rental-use limits, checked October 2026. Check the official requirements before you apply.

    Where guests stay

    Phoenix neighborhoods guests ask for

A museum visit and a botanical-garden outing describe different Phoenix settings; neither establishes permission to operate a rental at a nearby address.

    S'edav Va'aki Museum

S'edav Va'aki Museum tells the story of the region's canal builders.

    Desert Botanical Garden

Desert Botanical Garden offers trails exploring desert plants and their cultural stories.

    Your income estimate

Get a researched estimate for your Phoenix home

Include the Phoenix address, bedroom count and whether the proposed rental is an accessory dwelling. We review comparable homes manually and arrange a call; an estimate cannot replace the city permit or the ADU owner-residence requirement.

Talk to us about your estimate

Call our sales line or book a 15-minute call. Bring the address and the number of bedrooms; we check real comparable homes by hand and go over the results with you.

The dates that fill Phoenix calendars

Spring training, a summer Independence Day celebration, university homecoming and winter running and cultural events give Phoenix visitors reasons to plan trips throughout the year.

    Winter

    Phoenix Marathon

    2026 edition: December 12

    Spring

    Cactus League Spring Training

    2027 edition: March

    Summer

Why we price your home, not the market

The Phoenix Marathon, Cactus League Spring Training and the city’s summer celebration offer calendar dates to review. ASU Homecoming takes place in Tempe, so we keep that location distinct when discussing a Phoenix home.

The first property question is whether an accessory dwelling is involved. Phoenix’s published owner-residence condition for an ADU needs attention before any listing or pricing plan takes shape.

We can use the address, room layout and amenities to review comparable homes by hand, then walk you through the findings without treating an estimate as permit approval.

    Questions

    Phoenix owners usually ask

What does One Fine BnB charge in Phoenix?

Partner 10% (owner has their own cleaning and maintenance team). Full Service from 20%, one-time $500 onboarding retainer. Management fees apply to rental revenue, never guest-paid cleaning fees, taxes or deposits.

Who pays for cleaning between stays?

Guests do, through the cleaning fee on the booking, so turnovers cost you nothing.

    How does the estimate work?

Send the address and the number of bedrooms. We look up your home, check real comparable homes by hand and account for your amenities. Then we schedule a call to go over the results with you.

May I run an ADU as a Phoenix short-term rental while living elsewhere?

Phoenix’s STR guidance requires the property owner to live on site when an ADU is used as an STR. Discuss that residence requirement with the city before treating the unit as eligible.
