Before you host in New Orleans

Confirm the permit path and resident-operator rules

New Orleans allows short stays only through an address-specific permit path. A non-commercial STR needs an on-site permitted operator during every stay and a bedroom reserved for that operator; an entirely unhosted residential investment home is not eligible as an NSTR. Commercial STR rules and new applications require separate zoning review, so approval cannot be promised.

Confirm your address’s eligibility and permit requirements with the City STR Administration; we plan management around the City’s confirmation.

Owner and operator permitsEvery STR unit needs both permits, even when the owner designates another operator.
Resident operator for NSTRThe operator must physically reside on the lot during guest stays and have a reserved bedroom.
NSTR limitsAn NSTR permits up to three guest bedrooms and six guests, with one NSTR per operator and property owner.
Lottery and block limitUsually one NSTR permit is allowed per city block; oversubscribed squares use quarterly lotteries.
Listing detailsAdvertisements must show owner and operator permit numbers, accessibility information and permitted capacity.

Why we price your home, not the market

New Orleans guest patterns shift with parade routes, festival grounds, the Superdome and neighborhood context, so an address deserves its own review.

We map the guest story around your property using the eligibility and permit requirements you have confirmed with the City before discussing listing choices.

The estimate conversation stays grounded in what the City permits and what the home can actually support.

    Questions

    New Orleans owners usually ask

What does One Fine BnB charge in New Orleans?

Partner 10% (owner has their own cleaning and maintenance team). Full Service from 20%, one-time $500 onboarding retainer. Management fees apply to rental revenue, never guest-paid cleaning fees, taxes or deposits.

Who pays for cleaning between stays?

Guests do, through the cleaning fee on the booking, so turnovers cost you nothing.

    How does the estimate work?

First confirm your address’s eligibility and permit requirements with the City STR Administration, then send us the address, bedroom count and confirmed permit details. We look up your home, check real comparable homes by hand and account for your amenities. Then we schedule a call to go over the results with you.

Can an unhosted investment home operate as an NSTR?

An unhosted investment home is not eligible as an NSTR because New Orleans requires a resident operator on the lot during guest stays and a reserved operator bedroom. A commercial route has separate zoning and permit requirements.

What permits does a New Orleans STR need?

Every STR unit needs an owner permit and an operator permit. Listing advertisements must include both permit numbers and the approved capacity details.
