Discover Airbnb management in Sines. Four verified companies offer Airbnb property management and vacation rental management for third-party owners. Three of these property managers also cover the wider Alentejo region, while one claims nationwide service.
Of the four, two publish their rental management rates: Alojoeste at 15% (Gestao Digital) / Servico Completo caso a caso, and Home With A View at a partir de 20% (gestao total) / a partir de 10% (gestao a distancia) / valor fixo.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Sines Airbnb and short-term rental market
For a property owner in Sines considering Airbnb management, the landscape of available services requires careful consideration. While no management companies explicitly name Sines on their own websites, three companies—Alojoeste, Gest4Hotel, and Home With A View—offer coverage for the broader Alentejo region. This means owners must ascertain if these regional services adequately address the specific needs of Sines.
Furthermore, the required Alojamento Local registration, a process that can take up to 60 working days (or 90 in a contention area), must be secured before any short-term letting can commence.
The decision on management also hinges on published rates and service levels. Home With A View offers “a partir de 20% (gestao total)” or “a partir de 10% (gestao a distancia)” with a “valor fixo” option. Alojoeste presents rates of “15% de comissao (Gestao Digital)” or “Servico Completo caso a caso”.
These varying models, alongside the mandatory civil liability cover of EUR 75,000 minimum, demand a thorough comparison to ensure the chosen Airbnb management aligns with the owner’s operational preferences and financial expectations, especially given that councils can refuse new registrations in contention areas.

4 Airbnb management companies compared for Sines
| Company | Published rate | Coverage, in its own words | What the rate buys | Scale, in its own words |
|---|---|---|---|---|
| One Fine BnB | From 20% (Full Service) or 10% (Partner Management) | Manages for owners internationally | Full Service is hands-off end to end; Partner Management is the remote work where the owner keeps their own local team. Rental revenue only, never guest-paid cleaning or taxes. One-time $500 onboarding retainer | Managing since 2010 |
| Alojoeste | 15% de comissao (Gestao Digital) / Servico Completo caso a caso | Covers the Alentejo – Oeste (Torres Vedras, Santa Cruz, Silveira, Ericeira), Lisboa, Cascais, Loures, Alentejo and the Algarve | Two published tiers. Digital management is a flat “15% de comissao”; the full service is quoted “caso a caso” with a cleaning fee charged per stay. The shape – a cheaper… | States +100 imoveis geridos, with owners keeping calendar access and monthly financial reports. |
| Gest4Hotel | Not published | Covers the Alentejo – Vila Nova de Milfontes and the Alentejo coast | Names three plans – Gest4Host, Gest4Clean and a booking-management tier – but publishes no percentage against any of them. The page whose file is called servicos_tarifas… | Publishes no figure |
| Home With A View | a partir de 20% (gestao total) / a partir de 10% (gestao a distancia) / valor fixo | Covers the Alentejo – Comporta and the Alentejo coast, working nationally as a 100% Portuguese-owned operator | Publishes the same three-way choice we sell, in the same order: “gestao total do imovel com comissao a partir de 20% do valor bruto dos arrendamentos, uma comissao a… | Claims a 30% increase in income and 90% occupancy for the properties it manages. Those are the company’s own figures. |
| Da Home | Not published | Claims the whole country – Grande Porto for full service, and platform-only management for “qualquer zona de Portugal” | No rate published; pricing comes after contact. | Publishes no figure |
Rates verified August 2026. “Not published” is a finding in itself: 2 of these 4 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 4 Airbnb managers, one by one
Alojoeste
Alojoeste states its market coverage spans the Oeste region, Lisboa, Cascais, Loures, Alentejo, and the Algarve, though Sines is not specifically mentioned. They offer Airbnb property management with two tiers: a “Gestao Digital” service at 15% commission, and a “Servico Completo” for which pricing is provided case-by-case, with an additional cleaning fee per stay.
Alojoeste says it manages over +100 properties, providing owners with calendar access and monthly financial reports.

Gest4Hotel
Gest4Hotel’s stated market is Vila Nova de Milfontes and the Alentejo coast, and they do not specifically name Sines as a service area. Their Airbnb property management includes legal set-up before listing, with daily price and occupancy management. Additional services offered are airport transfers and laundry hire.
Gest4Hotel mentions three plans: Gest4Host, Gest4Clean, and a booking-management tier, but the specific fee for their property management is not published.

Home With A View
Home With A View operates across the Alentejo coast, explicitly stating this as its market area, not naming Sines. They offer flexible Airbnb property management options, including total property management with fees starting from 20% of gross rental value, remote management from 10%, or a fixed fee tailored to your needs for stable income.
The company claims a 30% increase in income and 90% occupancy for its managed properties, with listings remaining under the owner’s platform profile.

Da Home
Da Home offers Airbnb property management services across “qualquer zona de Portugal” through platform-only management, though they do not specifically name Sines in their stated markets; their full-service offering is limited to Grande Porto. Positioned as a “Boutique do Alojamento Local,” Da Home emphasises a personalised premium service over volume.
Their fee structure is not published and pricing is provided after direct contact.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Sines
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL Registration Expertise. Manager must demonstrate proven success navigating Sines’ specific AL registration process and potential contention area restrictions.
- VAT Transparency. Manager must clearly disclose all fees, including VAT, to prevent unexpected costs and ensure accurate financial planning.
What we could not verify
2 of the 4 companies above do not publish a management rate anywhere on their own site: Gest4Hotel, Da Home. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
No company we have verified names Sines on its own website. That is the honest state of this market, and it is why the coverage column above quotes each company’s own words rather than ours. Until August 2026 this page listed companies with no stated connection to Sines at all; they have been removed.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Sines question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
