Finding reliable Airbnb property management in Almada can be a challenge. This guide identifies four verified companies offering Airbnb management services and vacation rental management for third-party owners. Two explicitly name Almada on their websites, one covers the Lisbon area, and another claims nationwide coverage.
Of these four property managers, two publish their rates: MasterHost at Lisbon with Basic 10% / Full 12% / Premium 15% per booking, and Amarante Villas with no commission, agreeing net rates per week and season for rental management.
Every rate below was read off each company’s own website in August 2026 and can change without notice. One Fine BnB manages property for owners too, so we compete with the companies on this page – which is exactly why each entry links to the company’s own site and why the coverage claim beside each one is theirs, not ours.
The Almada Airbnb and short-term rental market
For an Almada property owner considering Airbnb management, the local market presents a nuanced landscape. Two companies, MasterHost and Propr, explicitly name Almada on their websites, suggesting a dedicated local focus. MasterHost, operating in Lisbon, offers tiered pricing: Basic 10% / Full 12% / Premium 15% per booking.
In contrast, Amarante Villas covers the wider Lisbon area without specific mention of Almada, employing a “No commission – net rates agreed per week and per season” model. Da Home claims national coverage. Crucially, any short-term rental requires Alojamento Local registration, a process that can take 60 working days, or 90 working days in a contention area, and a council may refuse new registrations.
The choice of Airbnb management service hinges on the owner’s priorities and their tolerance for local versus broader coverage. A company like MasterHost, directly referencing Almada, might offer a more tailored approach, though their published rates are commission-based. Amarante Villas’ commission-free model could be appealing, but their lack of specific Almada mention raises questions about their dedicated local expertise.
Da Home’s national claim offers breadth but potentially less depth. Owners must also factor in the mandatory EUR 75,000 civil liability cover and the significant lead time for Alojamento Local registration, especially in contention areas, before even commencing short-term lets.

| Da Home | Not published | Claims the whole country – Grande Porto for full service, and platform-only management for “qualquer zona de Portugal” | No rate published; pricing comes after contact. | Publishes no figure |
Rates verified August 2026. “Not published” is a finding in itself: 2 of these 4 companies ask an owner to make contact before they will say what management costs. That is rarer in Portugal than in the American market, where most publish nothing at all.

The 4 Airbnb managers, one by one
MasterHost
MasterHost offers Airbnb property management services in Almada, part of the Grande Area Metropolitana de Lisboa. The company states it has operated in the market since 2015 and manages over 300 properties in Lisbon. They highlight a flexible model, allowing owners to retain their Airbnb accounts and receive direct payments, with no fixed-term contracts.
For Lisbon, their published fees are Basic 10%, Full 12%, and Premium 15% per booking, noting these are lower than their Vancouver rates.

Propr
Propr offers Airbnb property management services in Almada, alongside other key Portuguese markets. The company states it has over 8 years of operation, utilising marketing across 200+ platforms and prides itself on a 95%+ in-person check-in rate, a metric worth testing at scale. Their model accommodates both single homes and larger aparthotels, with property managers handling deliberately small portfolios.
Propr does not publish its fee structure, instead offering a free property estimate.

Amarante Villas
Amarante Villas focuses its Airbnb property management services on the Algarve around Carvoeiro, the Lisbon coast, and northern Portugal, rather than Almada specifically. This company, with over 15 years of operation in Portugal, offers a unique fee structure: no commission, but net rates agreed per week and per season, meaning your income is fixed in advance.
They also provide up to 100% compensation for cancelled bookings that cannot be re-let and can hold the Alojamento Local licence in their own company name.

Da Home
Da Home offers Airbnb property management services across “qualquer zona de Portugal” on a platform-only basis, though they do not name Almada specifically in their stated markets. They position themselves as a “Boutique do Alojamento Local,” emphasising a personalised, premium service over volume. Their fee structure is not published, with pricing provided after initial contact.

What a vacation rental management fee does not cover
These land on the owner whatever the headline rate is, and they are the reason two quotes with the same percentage can produce very different bills.
- The turnover clean. The single largest recurring cost in short-term rental management after the commission itself. Where cleaning is guest-paid the owner does not feel it; where it is billed to the owner, they do.
- Linen and consumables. Folded into the rate by some operators and invoiced by others. Ask which, in writing.
- The civil liability policy. It is compulsory, it is the owner’s to hold, and its proof has to be filed. A manager may arrange it; that does not make it theirs.
- Condominium charges. The monthly condominio charge is the owner’s whatever the management rate is, and it does not stop when the flat is empty.
- Maintenance call-outs. Almost universally at cost, with or without a coordination margin.
- Furnishing and re-furnishing. A vacation rental wears faster than a property on a year’s lease, and no rental management percentage covers replacement.
Alojamento Local decides more than the fee does
A Portuguese property cannot be let to guests short term without an Alojamento Local registration. It is filed electronically through the Balcao Unico Eletronico as a comunicacao previa com prazo, and it produces a number in the Registo Nacional de Alojamento Local. That number, on the document the Balcao Unico issues, is the title to open to the public and to advertise.
- The number is issued where the Camara Municipal does not oppose within 60 working days, or 90 working days in a contention area.
- Booking platforms must require the RNAL number and display it on the listing, so a property without one cannot quietly trade.
- A council may declare a freguesia or a bairro a contention area and refuse new registrations there. The ratio is AL establishments against permanent dwellings in the Census: 10% or above is a contention area, and between 5% and 10% municipal regulations describe a relative one. Which applies to a given street is a question for that council.
- Extracontractual civil liability cover is compulsory, with a minimum of EUR 75,000 per claim under Portaria 248/2021 and Article 13.o-A of the RJAL. Proof is filed through Portal Gov.pt, and absence of valid cover is grounds for cancelling the registration.
- Decreto-Lei 76/2024, in force from 1 November 2024, removed the Mais Habitacao restrictions – the national freeze on new registrations, the CEAL contribution and the five-yearly reauthorisation – and returned control of contention areas to the municipalities.
Three questions worth putting to any manager before signing:
- Who holds the AL registration – you or the manager. It is registered to a named titular da exploracao, and that is the person the council writes to.
- Who carries the civil liability policy, and whether its proof has actually been filed through Portal Gov.pt. An unfiled policy is a cancellation risk sitting in a drawer.
- What happens to bookings already taken if the council changes the rules for your parish mid-contract.
Nothing here is legal advice, and no management company grants a registration. The position of a specific property is a question for its Camara Municipal and for a Portuguese lawyer.
How to choose an Airbnb property manager in Almada
- Ask what the percentage is charged on. Gross booking value, net of the platform’s cut, or net of cleaning are three different vacation rental management bills from the same headline number.
- Ask whether the rate includes IVA. Several Portuguese operators publish the rate excluding VAT and one publishes it including. Two quotes are not comparable until you know which is which.
- Ask for the exclusions in writing. The gap between an inclusive rate and a cheap one is not the percentage. It is the list of what the percentage does not buy.
- AL Registration Expertise. Manager must demonstrate understanding of Almada’s specific AL registration requirements, including navigating potential council refusals in contention zones.
- VAT Compliant Pricing. Manager must provide all quoted rates inclusive of VAT, reflecting transparency not always seen in long-let markets.
What we could not verify
2 of the 4 companies above do not publish a management rate anywhere on their own site: Propr, Da Home. We have not guessed at them, and a page that quotes a rate for them is quoting something the company itself does not.
Coverage above is each company’s own claim, quoted from its own site. Where a company describes its market as the Lisbon area rather than as Almada, this page says so instead of implying a local team. Until August 2026 it did not, and companies appeared here that state elsewhere they do not work in this part of Portugal.
Where One Fine BnB fits
We provide Airbnb property management and short-term rental management for owners, and have done since 2010. Two arrangements: Full Service Management from 20%, which is hands-off end to end, and Partner Management at 10% for owners who keep their own local cleaning and maintenance team and want the remote work – listing, pricing, guest communication, bookings across the platforms – handled for them.
The pricing side of that is AI property management in the literal sense: rates are set by a model reading seasonal demand, local events and comparable listings, not by a person updating a calendar once a month.
The percentage is charged on rental revenue only. Not on guest-paid cleaning fees, not on lodging or sales taxes, not on damage deposits. Guests pay the cleaning fee, so it costs the owner nothing. There is a one-time $500 onboarding retainer covering setup, photography and listing build, and no long-term contract.
On the Almada question specifically: we do not hold or grant an Alojamento Local registration, and neither does anyone else on this page. It is registered to a named holder, and that holder is the person the council writes to.
Want to know what your property would earn?
Full Service from 20% or Partner Management 10% of rental revenue, plus a one-time $500 onboarding retainer. Guests pay the cleaning fee, so turnover housekeeping costs you nothing. No hidden fees, no long-term contract.
